In the northern section of Staten Island, the Westerleigh neighborhood is notable for its tree-lined streets, well-maintained homes and suburban feel, stemming from the area’s early roots as a summer community for members of the National Prohibition Campground Party and followers of the prohibition movement. As those early summer visitors turned into year-round residents, sidewalks and streets were paved while preserving the small-town charm, which continues today. Now residents appreciate Westerleigh’s close-knit community and commutable proximity to Lower Manhattan. “It’s close to the Verrazzano Bridge, which makes it very desirable for people who are commuting,” says Linda Leon, a licensed agent with the Corcoran Group. “It’s a little bit of the suburbs, but not so far that it feels like you have to travel to get into the city.”

Housing variety, including townhouses and colonial-style homes
Westerleigh is marked by quaint streets with wide sidewalks, and many homes reflect the neighborhood’s historic character. A variety of housing types, including townhouses and multi-family homes, populate the area, as well as single-family colonial-style homes. “The older colonials are quite prevalent in the heart of Westerleigh. And that lends itself to the personality of the area,” says Fran Reali, a licensed New York and New Jersey real estate broker with Better Homes and Gardens Safari Realty, who’s been working on Staten Island for over four decades. Townhouses can cost between $430,000 and $545,000. Single-family homes can run the gamut from small one-story shingle-sided houses for $600,000 to brick ranch or Cape Cod-style homes running $965,000. A few large newer homes in the neighborhood top $1.5 million.
Restaurant options on Victory Boulevard, plus Target
“Along the Victory Boulevard corridor, we have diners, florists, banks,” Reali says. Restaurants like Roberto’s Gourmet Kitchen and Café Juliet offer lunch and brunch options, and bagel shops and pizza parlors are within easy reach. Locals frequent Island Coffee Shop, on Manor Road, for breakfast and celebrate events or enjoy the bar and Northern Italian cuisine at Osteria Santina on Jewett Avenue. Newer spots like Angel’s Tavern are popular for a mix of Italian and Mediterranean fare. The shopping area around Forest Avenue includes a Target and CVS and groceries can be found at the Stop & Shop.
Westerleigh Park and Clove Lakes Park nearby
Parks populate much of Staten Island, offering plenty of green spaces and outdoor activities for residents. “We are known for our parks and our lakes, and the ability to fish in Clove Lakes Park. There are fishing clubs for kids and adults, and there’s just so much going on in the area,” Reali says. To the east of the neighborhood, Clove Lakes Park expands over 193 acres with baseball diamonds, athletic fields, an outdoor skating rink and fishing ponds. Off Springfield Avenue, Westerleigh Park serves as the community gathering spot with nearly three acres offering paved paths and spruce trees overhead. To blocks directly north of Westerleigh Park, Northerleigh Park features a prominent baseball field, frequented by little league players and softball teams.
Music events in Westerleigh Park
On Sundays in June Westerleigh Park hosts a brass band playing patriotic music, and in the fall the park provides a stage for the Westerligh Folk Festival, featuring live music and family activities. These regular events keep the community’s close-knit atmosphere and encourage participation.
Highly-rated area schools
Pre-K through fifth-grade students can attend Westerleigh, which receives an A rating from Niche. IS 51 Edwin Markham serves middle school students and is also A rated. Port Richmond High School has a B rating from Niche and offers programming like the Gateway Scholars Program, for students planning to focus on medicine and health-related studies in college, and the Academy of Television, Visual & Performing Arts for students interested in arts and media.
Expressway access and buses
The Staten Island Expressway provides the neighborhood’s southern boundary, providing an easy route to the Verrazzano-Narrows Bridge and southern Brooklyn. The 440 is within reach to the west, connecting to New Jersey. Buses travel to Manhattan, or can be used to reach the St. George Ferry Terminal to take the Staten Island Ferry.
