Romancoke offers waterfront living with a lower price tag than other East Coast communities
An entirely residential neighborhood bordered by water on both sides, Romancoke offers a serene waterfront lifestyle with access to recreation amenities like a golf course, community clubhouse and hiking and equestrian trails. Romancoke suits buyers looking for a quiet, laidback lifestyle who don't mind being a bit further from commercial amenities. Due to its location on a peninsula, residents here often prefer to take their boats into town for dinner, drinks or to catch live music on weekends. Romancoke offers a far more affordable option than other waterfront East Coast communities. "Regardless of one's opinion about the home prices here, if you buy the same home with the same proximity to the water in New Jersey or New York or any other state, you will probably end up paying twice as much for the same exact view and amenities," says area resident and Realtor Julia Stevens with Realty Navigator. "We have lower property taxes here. You can get a million-dollar view for half the price."
Romancoke offers a wide array of affordable housing.

Waterfront single-family homes and the National Flood Insurance Program
Romancoke is filled entirely with single-family homes, with nearly 95% of residents owning their properties. Ranch-style, bi-level and new traditional are common architectural styles, and prices vary based on proximity to the water and associated amenities. Recent sales prices on most modest single-family homes fall between $400,000 and $500,000; these homes sometimes offer pools but typically not waterfront views. Large newly built homes typically sell for between $500,000 and $800,000, while expansive waterfront estates with amenities like private docks will cost between $800,000 and $1.4 million. Due to their proximity to the waterfront, homes in Queen Anne's County qualify for the National Flood Insurance Program, which offers federally backed flood insurance to homeowners.
