Romancoke offers waterfront living with a lower price tag than other East Coast communities

An entirely residential neighborhood bordered by water on both sides, Romancoke offers a serene waterfront lifestyle with access to recreation amenities like a golf course, community clubhouse and hiking and equestrian trails. Romancoke suits buyers looking for a quiet, laidback lifestyle who don't mind being a bit further from commercial amenities. Due to its location on a peninsula, residents here often prefer to take their boats into town for dinner, drinks or to catch live music on weekends. Romancoke offers a far more affordable option than other waterfront East Coast communities. "Regardless of one's opinion about the home prices here, if you buy the same home with the same proximity to the water in New Jersey or New York or any other state, you will probably end up paying twice as much for the same exact view and amenities," says area resident and Realtor Julia Stevens with Realty Navigator. "We have lower property taxes here. You can get a million-dollar view for half the price."

Waterfront single-family homes and the National Flood Insurance Program

Romancoke is filled entirely with single-family homes, with nearly 95% of residents owning their properties. Ranch-style, bi-level and new traditional are common architectural styles, and prices vary based on proximity to the water and associated amenities. Recent sales prices on most modest single-family homes fall between $400,000 and $500,000; these homes sometimes offer pools but typically not waterfront views. Large newly built homes typically sell for between $500,000 and $800,000, while expansive waterfront estates with amenities like private docks will cost between $800,000 and $1.4 million. Due to their proximity to the waterfront, homes in Queen Anne's County qualify for the National Flood Insurance Program, which offers federally backed flood insurance to homeowners.

Commuting to work and boating to bars

Romancoke is across the Bay Bridge from Annapolis, 22 miles away. Baltimore is 49 miles northwest, and D.C. is 50 miles west. Commuters can take the MTA Commuter Bus from Kent Island to Baltimore or D.C. Due to its coastal location, the area surrounding Romancoke gets a lot of traffic in the summer, so many residents use their boats to get around. "In the summertime, most people that live on Kent Island will take their boat to get to the bar, just because of the traffic," Stevens says. "Between Thursdays and Sundays, there's a lot of beach traffic. Kent Island connects between the remainder of Maryland and Ocean City. You have to go through Kent to get to Ocean City, which is two hours away. It gets pretty full on the street, so we all just take boats." The nearest medical center is Luminis Health Primary Care Kent Island, 10 miles north. Baltimore/Washington International Thurgood Marshall Airport is 42 miles away.
