Suburban neighborhood with ethnic cuisine and multiple parks

About 2 miles north of downtown Stockton, suburban Midtown is home to an eclectic array of shops and eateries, plenty of greenspaces and the University of the Pacific. "Midtown is also referred to as Stockton's Miracle Mile, with many older and established homes near the university," says Kinzi Alves, a Realtor with California Elite Realty. Some of the neighborhood's more than 30,000 residents work at UOP, while many others commute to Sacramento, 50 miles north via Interstate 5. Public transportation is available, and Midtowners aren’t far from arenas, ballparks or event venues.

Gyros, brunch spots and western wear

Pacific Avenue is Midtown's main commercial thoroughfare. Here, family-owned Go Falafel serves Mediterranean specialties like gyros, while Pho Island next door offers Vietnamese-style noodles and grilled pork in leather-upholstered booths. “Brunches are becoming really popular in Stockton, with a lot of go-to spots in the Midtown area,” says Kelsey Parsapour, an experienced broker at California Elite Realty; Parsapour recommends Duck Nook for its extensive breakfast menu and homey environment. Locals can browse western apparel at El Corral Western Wear & Mexican Accessories and grab groceries at Save Mart.

Tennis academy, hockey leagues and stopping to smell the roses

Toward the center of Midtown, Oak Park offers an outdoor community pool, and a tennis center with an After School Tennis Academy for kids. Oak Park Ice Rink has been here since 1970, offering one-week skate camps, curling, and adult and youth hockey leagues, while nearby Billy Hebert Field is the original home of the Stockton Ports Minor League baseball team; legends like Gary Sheffield, Babe Ruth and Lou Gehrig once played here. At Victory Park, red and pink rose bushes line pathways to the Haggin Museum, which showcases early 20th-century art and the area's Native American history, and about 7 miles west, boaters and kayakers can launch into the San Joaquin River from the River Pointe Landing Marina.

Ranch-style homes and bungalows on sidewalk-lined streets

Along Midtown's grid of sidewalk-lined residential streets, ranch-style homes and bungalows built between the 1920s and ‘50s have brick or stucco exteriors and range from $330,000 to $470,000. Front yards feature rows of shrubbery and at least one mature oak or maple tree, and driveways lead to two-car garages, either attached or detached. In the eastern end of the neighborhood, Mediterranean-style homes on up to quarter-acre lots have paved entry walkways and sell between $500,000 and $700,000.

Latin music, sports and a craft market

Every summer, locals bring their lawn chairs and picnic baskets to Victory Park for evening Concerts in the Park, which feature live classic rock and Latin music. From April to July, Stockton’s Main Street Market pops up downtown, offering performances by Latin and Reggae bands, and local vendors selling hand-made crafts; each August, the Weber Point Event Center near McLeod Lake hosts the Annual Jazz Festival, featuring local and nationally known artists. Boaters can cruise the river or join an area yacht club, while sports fans can attend hockey games at Adventist Health Arena or baseball games at the next-door Banner Island Ballpark.

Travel by wheels, rails or bike

Neighborhood shops, restaurants and outdoor spaces are accessible via Pacific and Alpine Avenues, while North Eldorado Street leads 2 miles south to downtown Stockton. Residents can travel the roughly 50 miles north to Sacramento via Interstate 5, which also connects to Interstate 580 west toward the San Francisco Bay Area. San Joaquin Rapid Transit buses make stops along El Dorado and California Streets, and Amtrak can carry passengers further north and south from the local Robert J. Cabral station. Bike lanes and sidewalks border most streets. St. Joseph’s Medical Center sits 1 mile south of Oak Park, while the Stockton Metropolitan Airport is found about 8 miles south.
