Suburban and rural character combine in Seven Hills

Northern Virginia's Seven Hills community is 30 minutes south of Dulles International Airport and combines suburban and rural living with its gridded, streetlight-illuminated cul-de-sacs, large green spaces and dense forests. “We’re three hours from the beach and two hours from the mountains,” says Mike Dotterweich, a Realtor with Re/Max Gateway. “If you get in your car, in about 30 minutes you can be out in the middle of nowhere.”

Single-family homes and townhouses at a range of prices

Seven Hills features a mix of townhouses and colonial-style houses, and Dotterweich says it has "different price points to fit any individual or family." Townhouses in the neighborhood include driveways and garages, while single-family homes typically have manicured yards in the front and back, along with multicar driveways and garages. Single-family homes to the north of the neighborhood sit on smaller plots of land and typically sell for between $600,000 to $1 million, while larger homes to the south sit on bigger lots and can sell for as much as $2 million. Townhouses in Seven Hills-Kirkpatrick Farms generally range from $400,000 to $700,000.

Top-rated Loudoun County Public Schools

Loudoun County Public Schools serves Seven Hills and earns an A from Niche. “Loudoun County has a school system that is bringing in people from all over the place,” Dotterweich says. Kids may start at Buffalo Trail Elementary School, which scores an A-minus, before transitioning to the A-rated Willard Middle School. Students may then attend Lightridge High School, which has an A-plus from Niche, which ranks it as the third-best public high schools in Virginia.

A trio of local parks, with National Botanic Garden — Chantilly nearby

Seven Hills is home to three parks, including Dawson’s Corner, which has two large multipurpose grass fields, a community pool, a playground and a paved walking trail. There’s also Kirkpatrick Farms Park, which has a community pool, a playground, tennis courts, a basketball court and a paved walking trail, and Kirkpatrick West Park, which pairs a playground with a multipurpose grass field. The National Botanic Garden — Chantilly is nearby, offering a massive collection of flora and fauna that also includes several outdoor sculptures, the East Coast’s biggest xeric garden and the largest bamboo garden in the country.

Shopping and dining at Stone Ridge Village Center

North of Seven Hills, Stone Ridge Village Center has chain restaurants, a Harris Teeter for groceries and a Walgreens drugstore. Brew Birds is a spot serving coffee, tea and pastries. The shopping complex also has an urgent care facility. Just east of Stone Ridge, Gum Spring Village Center has more shopping and dining, including Misky Chicken, which serves up Peruvian-style poultry dishes, and Somac Korean Fusion Bar & Grill.
