Seven Hills-Kirkpatrick Farms in Northern Virginia is 30 minutes south of Dulles International Airport and combines suburban and rural living with its gridded, streetlight illuminated cul-de-sacs, large green spaces and dense forests. “We’re three hours from the beach and two hours from the mountains,” says Mike Dotterweich, Realtor with RE/MAX Gateway. “If you get in your car, in about 30 minutes you can be out in the middle of nowhere.”

Seven Hills-Kirkpatrick Farms has a mix of townhomes and colonial-style homes. “Seven Hills-Kirkpatrick Farms has different price points to fit any individual or family,” says Dotterweich. The townhomes in the neighborhood include driveways and garages, while the single-family homes here have manicured front and backyards and multi-car driveways and garages. Single-family homes to the north of the neighborhood sit on smaller plots of land and typically sell for between $600,000 to $1 million, while the larger homes to the south sit on bigger lots and can sell for as much as $2 million. Townhomes in Seven Hills-Kirkpatrick Farms typically sell for between $400,000 to $700,000.

Loudoun County Public Schools serves Seven Hills-Kirkpatrick Farms with a collection of top-rated schools. “Loudoun County has a school system that is bringing in people from all over the place,” says Dotterweich. Kids may start at Buffalo Trail Elementary School, rated A-minus by Niche, before transitioning to Willard Middle School, rated A by Niche and ranked in the top 25 best public middle schools in Virgina. Students may then attend Lightridge High School which is rated A-plus by Niche and ranks in the top 25 public high schools in Virginia.

If you’re looking to get outside, Seven Hills-Kirkpatrick Farms provides three parks. Visit Dawson’s Corner and use its two large multipurpose grass fields, community pool, playground and paved walking trail. There’s also Kirkpatrick Farms Park which has a community pool, playground, two tennis courts, a basketball court and a paved walking trail, and Kirkpatrick West Park with a playground and grassy, multipurpose field. Be sure to also check out the National Botanic Garden – Chantilly. This massive collection of flora and fauna is predominantly made from reclaimed materials and includes several outdoor sculptures, the East Coast’s largest xeric garden and the largest bamboo garden in the country.

At Stone Ridge Village Center, just north of Seven Hills-Kirkpatrick Farms, you can shop for groceries at Harris Teeter and grab your prescriptions from Walgreens. The shopping center also has an urgent care facility in case of an emergency. Be sure to also stop by Brew Birds to pick up coffee, tea and pastries.

With its great schools and amenities, Seven Hills-Kirkpatrick Farms is an excellent choice for those looking for a quiet community while also having easy access to Washington D.C. “This neighborhood has everything people want to have in a community,” says Dotterweich.
