Lake Boon is a waterfront community with a hot market
Between Stow and Hudson, Lake Boon is a picturesque community on the water. It was a summer tourist destination in the late 19th century because it was accessible by railroad lines. In the past 30 years, the neighborhood has had an influx of year-round residents and has become much more residential. “Waterfront is really sought after these days,” says Lori Megee, a Realtor with Keller Williams Realty Boston Northwest who has sold several properties in the area. “If you price a listing on Lake Boon right, it flies off the market. A lot of people don’t even have to put their homes on the market. They get letters in their mailboxes asking if they’d ever be willing to sell.”

Homes and properties vary in size
There are a variety of housing styles in the neighborhood, from tiny cottages to stately Colonials. "In the last 30 years, most cottages have been converted into year-round homes with additions, and several have been torn down,” Megee says. Homes under 2,500 square feet range from around $335,000 to $800,000. Larger homes range from $875,000 to over $1.5 million. In some sections of the neighborhood, homes are more crowded together, while in other parts they are spread out with more privacy. On average, houses sit on less than half an acre, and waterfront properties often have their own docks.

Nashoba Regional School District has highly rated schools
The neighborhood is part of the Nashoba Regional School District, which earns an A-minus from Niche. Students can attend A-rated Center School for preschool through Grade 5. Hale Middle is A-minus-rated, and Nashoba Regional High receives an A grade. High schoolers can focus their studies on topics like advanced manufacturing and engineering or Information Technology through the Innovation Pathways program. The district offers school choice.

Quiet afternoons on the lake and a holiday boat parade
Lake Boon has a small dirt ramp for boaters, canoers and kayakers. "On Sunday afternoons, there are designated quiet afternoons without motorboats that give the paddleboarder and kayakers some quiet time on the lake,” Megee says. “But, for the most part, it’s usually pretty quiet.” In the winter, the lake is often used for ice fishing and pond hockey. Pine Bluff Recreational Area is a park on the water with soccer fields and a playground. The neighborhood has its own Fourth of July celebration. "They have a boat parade, and people do up their boats and watch fireworks from the water,” Megee says. Hikers can visit Marlborough-Sudbury State Forest and Assabet River National Wildlife Refuge.

Shopping and dining in Hudson and Shaw
Lake Boon General Store is a small convenience store on Main Street. American Heritage Museum is also located by the lake and hosts events and exhibits relating to military history. "Downtown Hudson is a happening place these days with award-winning breweries and really good restaurants,” Megee says. Horseshoe Pub is a downtown Hudson restaurant with rotating craft beers on tap. There are grocery stores in both Hudson and Stow.

Commuting to Boston and the nearest airport
“Lake Boon is still commutable to Boston, so you can live on the water and get to the city in around 25 miles,” Megee says. Massachusetts Route 2 and Interstate 90 are two major roads in the area leading to the city, and traffic can get heavy. "If you’re driving at commuter time, it takes over an hour to get to Boston,” Megee says. Less than 10 miles away, South Acton is the nearest commuter rail station. The drive to Worcester Regional Airport takes around 30 miles west on Interstate 290. Lake Boon has a CAP Index crime score of 1 out of 10, significantly lower than the national average of 4.
Stow Police keeps the public in Lake Boone safe all year round.
Residents of Lake Boone mainly use their own cars for transportation, but also have access to the South Acton train station.
