Willoughby turns vacationers into residents
Willoughby is a bustling neighborhood in Stuart’s southern region that not only contains many major amenities — a popular golf club, a waterpark, a hospital and a fire station, to name a few — it is just 5 miles from Stuart Beach, which draws out-of-towners looking for sun and surf. And then many of them decide to stay. “We get a lot of people who vacation here and decide to stay, or they return and purchase,” says Diana Bruton, a Realtor and broker with Treasure Coast Realty who has been selling in the area for 39 years. "I think a big reason is because we're outgoing and friendly here.” Another reason is that Willoughby offers a lifestyle that will fit just about anyone who puts down roots there. “Single-family, multifamily, gated communities, golf communities, waterfront properties. You can really find whatever you want here," Bruton says.

A wide range of houses are available, including homes in the Willoughby Golf Club
Willoughby offers a range of housing options, making it easy for home buyers to find the right fit. Gated condos and townhouses are abundant throughout the neighborhood, offering one, two or three bedrooms ranging in price from $150,000 to $500,000, with higher-priced units providing luxury amenities. Most single-family homes are concentrated in gated communities on the neighborhood's south side and are New Traditional builds with two, three or four bedrooms. They range from the high $200,000s to the mid $500,000s, with higher-priced homes featuring bigger lawns and, sometimes, lake views. Larger New Traditional and estate-style homes in the gated Willoughby Golf Club subdivision offer more square footage and golf course views. Prices for these homes can range from the high $500,000s to nearly $2 million, with higher-priced homes sitting on sprawling, manicured lawns. In the neighborhood's north section, two- and three-bedroom midcentury-era ramblers and bungalows sit along St. Lucie River, ranging in price from the low $400,000s to the mid $500,000s. While they can run small — most average about 1,000 square feet — they often offer enviable water views and backyard docks. Those 55 years and older can find two-bedroom manufactured homes in the gated communities of Riverland and Leisure Village, ranging from $90,000 to $150,000.
Regarding crime, Willoughby scores a 6 out of 10 on the CAP Index, two points higher than the national average. The Martin County Jail is located in the neighborhood, along with the Martin Girls’ Academy, a juvenile detention center, and the Martin County Sheriff's Office.

When residents want to spend time in nature, they head to the nearby Kiplinger Nature Preserve, which offers stroller-friendly boardwalks and dirt paths that weave past mangrove swamps and around flatwoods. “It’s popular,” Bruton says. “I'll drive by there, and most days, I see at least seven cars in the parking lot." The Sailfish Splash Waterpark is another favorite outdoor recreation, especially for families with kids, and offers water slides, a lazy river and a shaded picnic area. The waterpark also features state-of-the-art pools and facilities that host county, state and NCAA swim meets throughout the year.
