Located in Gwinnett County and perched on the banks of Lake Lanier, Sugar Hill offers residents a well-balanced place to call home. “Sugar Hill has really grown over the last few years," says Jody Davis, a resident and Realtor with RE/MAX Center. “Business is booming here, and with the development downtown, you don’t have to leave the area for entertainment or a place to eat. On top of that, you are right by the lake and have access to Gwinnett County schools.”

Traditional homes in sidewalk communities
While you can find multiple home styles in the city, a good majority are traditional homes boasting cross-gable roofs. Walkable streets give way to sprawling front yards with green manicured lawns across multiple properties. Homebuyers should expect a four-bedroom, three-bathroom house to start around $420,000, with the pricing moving up from there. “For the first-time home buyer price point, those properties are moving fast and are super competitive. Even the relocation prices are moving fast, but you have a little bit more time,” says Davis.

Gwinnett County schools earn high ratings across the board
Students attend schools in the Gwinnett County school district, which ranks as an A-minus on Niche and is one of the best in the state. Kids attend Sugar Hill Elementary and Lanier Middle, which earn overall A-grades from Niche, before heading to Lanier High School, which receives an A-minus.
Sugar Hill Elementary School is one of the largest elementary schools in the area.
Lanier Middle School is home to over 1,400 students from the surrounding area.

Plenty of parks, golfing and water activities around Sugar Hill
Gary Pirkle Park is the epicenter of green space in the area. There is something for everyone, featuring 67 acres of land dissected by Richland Creek. Three synthetic turf fields comprise 255,000 square feet, making it the Southeast's largest cluster of turf fields. Children can burn steam on the playground under a 90-foot solar-powered pavilion. Bikers, walkers or runners can take advantage of 1.7 miles of paved and lighted walking trails. EE Robinson Park houses the youth sports leagues for the city with football and baseball fields. For access to Lake Lanier, locals can head to East Bank Park, the site of the Buford Dam that offers a huge parking lot and 100 boat ramps. It is the perfect spot for people between Lanier and Atlanta to enjoy the water. Sugar Hill Golf Club is a semi-private course that gives residents a place to hit the links in the city. The 18-hole course opened in 1992 and is laid out in the foothills of the North Georgia mountains.
Residents can spend some time on the driving range at Sugar Hill Golf Club.

This small city is brimming with entertainment and dining
The entertainment district in Sugar Hill has provided a little renaissance in the area, helping it shake its sleepy town vibe. The Bowl at Sugar Hill, located right behind city hall, brings unique restaurants and boutiques to the city. It is also home to a summer concert series that brings national touring acts downtown. Residents love to head to Sugar Hill Distillery, which brews its own liquor while being a full-service Euro-bistro specializing in German food. For shopping, the Marketplace at Sugar Hill is anchored by a Kroger and features an LA Fitness and some fast-food eateries.
Residents can enjoy local shows at The Bowl at Sugar Hill.

A direct commute to downtown Atlanta
Public transit is limited in this area, and most residents commute by car. Sugar Hill’s proximity to Interstate 985 makes it easy to head to nearby towns and cities. Those traveling to Atlanta can enjoy a 40-mile drive south on I-985 that will bring them to the heart of the city within an hour.
