Sitting at the bend of the Brazos River and only a couple of miles from Sugar Land's heart, New Territory is a master-planned development where the residents genuinely make the neighborhood stand out. "I've been living here since 1996, and I can go to some community events and meet people who have been here longer than me. When people move here, they stay," says Susan Garczynski, a Realtor with Keller Williams Realty Southwest. With over 20 years of real estate experience and as a native Houstonian, she says that New Territory is one of the most cohesive neighborhoods she's ever lived in. "The HOA and residents maintain a high standard and value. Our neighbors look out for each other."

New Territory is meticulously planned and features 42 subdivisions with just over 4,600 single-family homes. Lakes, wide sidewalks and rolling hills add to the visual appeal. "The original developer designed golf courses, which influenced the landscaping here," Garczynski says. Homes were built in the 1990s and early 2000s, featuring brick exteriors and large, prominent windows. Smaller ranch styles typically sell for $350,000 to $500,000, while larger, newer homes, especially if near a lake, can go for $600,000 to $900,000. "Our HOA has worked hard to keep the dues low, and our tax rate here is lower than those of surrounding communities," Garczynski says. The neighborhood's CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

New Territory falls under the highly rated Fort Bend Independent School District. Kids usually start at Brazos Bend Elementary or Walker Station Elementary before heading to Sartartia Middle School; all three are in the community. Half of New Territory is zoned to Stephen F. Austin High School and the other half to Travis High School. All schools get an A on Niche for exemplary testing scores and high graduation rates. Outside the neighborhood is the University of Houston Sugar Land campus, which offers classes for select undergraduate and graduate degrees in fields such as nursing, education and technology.

One of New Territory's most attractive qualities is its commitment to providing recreational outdoor spaces. Located near the center of the community is the Club at New Territory, which houses a gymnasium, fitness center and pool. Residents can often be seen doing yoga in the green space around the clubhouse, playing at the nearby pickleball courts or bringing their kids to the playground. There are three recreation centers aside from the main clubhouse, each with pools and tennis courts. Miles of paved trails weave through New Territory, and each neighborhood section has well-maintained pocket parks. The community offers several youth sports leagues that convene at the New Territory Sports Complex in the south end near the Brazos River.

A small shopping area in the neighborhood is found off New Territory Boulevard, but Garczynski says that most residents will make the 10-minute drive to Sugar Land Town Square and First Colony Mall for most things. "It has everything you need, and there's great restaurants, plenty to do," she says. The retail and entertainment hub has everything from big-box stores like Costco and Target to movie theaters, popular shops and national grocers. Local eateries have found a place in this bustling hub among the chains, from the unique Japanese-Latin fusion at Japaneiro's to the upscale dishes and rotating records at Vino & Vinyl.

Year-round, the residents of New Territory find reasons to get together. "We have lots of community events and involvement — holiday parties, social clubs, things like that," Garczynski says. "We're big on National Night Out. We have the largest turnout of all Sugar Land neighborhoods. I'd say 80 or 90% of our community gets into it."
Well-connected for travel by road or air, and medical care is nearby
The neighborhood is bordered by Route 90 Alternate and intersected by Grand Parkway, which connects to Interstate 69. While New Territory is only 28 miles south of Houston, commuting can take 45 minutes to over an hour during peak hours and weekends. George Bush Intercontinental Airport, located on Houston's north side, is 45 miles away. Just a few miles south of the community is the Memorial Hermann Sugar Land Hospital, which provides emergency and specialty care.
