It’s common to find a 3,000-square-foot property priced between $300,000 to $500,000. While residents usually invest in flood insurance in case of hurricane or tropical storm damage, the area does not have as much frequent flooding as Houston. “In Houston, they just have bayous, unlike here with levies and pump stations that can reroute the flow. That’s the difference between Houston and Sugar Land,” says Patty Newton, a Realtor with Re/Max Fine Properties who has lived in the Houston area since 1982. “All of us have added flood insurance, but it’s much less expensive here than in other parts of Houston.”

Fort Bend Schools attract new residents
Riverbend is zoned within the Fort Bend Independent School District, and the highly rated local schools are one of the factors that attract families to the area. “People move here to have their kids moved to specific schools,” Newton says. “During the pandemic, we saw a huge influx of people from other states, and one thing they told us is they moved here for good schools.” Children may attend Highlands Elementary School and Dulles Middle School, which have an A and A-minus score on Niche, respectively. Dulles High School earns an A-plus on Niche for its specialized Math and Science Academy program. University of Houston at Sugar Land is about 6 miles from the Riverbend area for students who want to attend college close to home.

Golf at Riverbend Country Club and biking at Oyster Creek
Riverbend Country Club is at the center of the community on Southwest Freeway. Club members have access to a golf course, pool, four bars and restaurant, and private events throughout the year. For those who don’t have a club membership will still have plenty to do nearby. I-69 is a direct connection to Houston
Locals who work in Houston only have to commute 20 miles into the metro. Interstate 69 connects right to the city, while Highway 6 directs most of Sugar Land’s local traffic. Ride METRO, Houston’s public bus and rail system, does not reach Sugar Land, but the city has shuttle services both for local University of Houston students and for residents flying out of Global Select at Sugar Land Regional Airport.
