Sugar Land, named for the wealth of sugar cane plants in the area, has since transformed into a residential, shopping and employment hub just outside of Houston. For buyers looking in the Sugar Land neighborhood of Riverbend, they can easily access the city’s many malls and acclaimed medical centers. The neighborhood itself encompasses the Riverbend North and South subdivisions as well as the neighboring developments of Plantation Bend, Plantation Colony and Magnolia Plantation. Together, these developments include local parks, highly rated public schools and houses of worship that includes Hindu temples, mosques and churches. All these features have made Riverbend a favorite place for both long-time Houston natives and out-of-state transplants to settle down.

Riverbend homes run along greenery and waterways

In Riverbend, brick-lined ranch homes are built alongside four-bedroom Colonial Revival and Tudor Revival-inspired properties. These houses are on well-organized streets dotted with native palmetto palms and live oaks, and individual residences usually have large front yards and spacious backyards with outdoor patios and pools. It’s common to find a 3,000-square-foot property priced between $300,000 to $500,000. While residents usually invest in flood insurance in case of hurricane or tropical storm damage, the area does not have as much frequent flooding as Houston. “In Houston, they just have bayous, unlike here with levies and pump stations that can reroute the flow. That’s the difference between Houston and Sugar Land,” says Patty Newton, a Realtor with Re/Max Fine Properties who has lived in the Houston area since 1982. “All of us have added flood insurance, but it’s much less expensive here than in other parts of Houston.”

Fort Bend Schools attract new residents

Riverbend is zoned within the Fort Bend Independent School District, and the highly rated local schools are one of the factors that attract families to the area. “People move here to have their kids moved to specific schools,” Newton says. “During the pandemic, we saw a huge influx of people from other states, and one thing they told us is they moved here for good schools.” Children may attend Highlands Elementary School and Dulles Middle School, which have an A and A-minus score on Niche, respectively. Dulles High School earns an A-plus on Niche for its specialized Math and Science Academy program. University of Houston at Sugar Land is about 6 miles from the Riverbend area for students who want to attend college close to home.

Golf at Riverbend Country Club and biking at Oyster Creek

Riverbend Country Club is at the center of the community on Southwest Freeway. Club members have access to a golf course, pool, four bars and restaurant, and private events throughout the year. For those who don’t have a club membership will still have plenty to do nearby. Locals can be found walking their dogs along the banks of the manmade lakes on Edgewater Drive, reading on the waterside at Water’s Way Park on Vista Lake Drive, or serving up on the beach volleyball court at Highlands Park on William Trace Boulevard. Lost Creek Park and Oyster Creek Park on Creekshire Drive are two waterfront spaces along Oyster Creek with lighted soccer fields, playgrounds and two 3-mile walking and biking paths.

A few miles from Sugar Land’s biggest malls

Riverbend Country Club itself hosts four members-only restaurants and bars, but locals don’t have to be club members to enjoy great food. Highway 6 is home to several notable restaurants, including Corelli’s Italian Café and Keeper’s Japanese Restaurant, which were both featured by Eater Magazine Houston.

Town Center Shopping Center, First Colony Mall and First Colony Marketplace are side-by-side on Interstate 69 and less than 3 miles from Riverbend. Combined, the shopping complexes have multiple chain restaurants, clothing stores and an event center. The mall runs alongside Sugar Land’s many medical facilities, including Houston Methodist Sugar Land Hospital and Kindred Hospital Sugar Land. It is also close to several specialty East Asian markets on Highway 6, like 99 Ranch Market and Jusgo Supermarket.

I-69 is a direct connection to Houston

Locals who work in Houston only have to commute 20 miles into the metro. Interstate 69 connects right to the city, while Highway 6 directs most of Sugar Land’s local traffic. Ride METRO, Houston’s public bus and rail system, does not reach Sugar Land, but the city has shuttle services both for local University of Houston students and for residents flying out of Global Select at Sugar Land Regional Airport.
