Riverpark’s cost-effective 21st-century brick homes
Riverpark’s new traditional-style brick homes sit on compact lots along wide, shaded sidewalks. These 21st-century residences feature three to six bedrooms, fenced backyards and garages. Homes range in price from $300,000 to $600,000. “Nearby neighborhoods have newer homes and can be more expensive,” says Realtor Tara Flores of Keller Williams Realty Southwest, who has been selling homes in the area for 10 years. Prices in similar neighborhoods, such as New Territory, just north, can exceed $1 million. “If you want a quiet place to stay that’s reasonably affordable, Riverpark is a good place to go,” Watson says. The neighborhood's CAP Index Crime Score is 2 out of 10, lower than the national average of 4. “Sugar Land is one of the safer places to live,” he says. “Because the police out here, they don’t play. Riverpark is part of the Lamar Consolidated Independent School District, which earns an A on Niche. Students attend A-minus-rated Hutchison Elementary School, which has a gifted and talented program that identifies students who excel in subjects like biochemistry and coding. They move on to unrated Wessendorff Middle School for sixth grade. Lamar Junior High School and Lamar Consolidated High School both have B grades. The high school offers over 25 clubs ranging from ROTC to Future Farmers of America.Getting around on Highway 69
Interstate 69 is just south of the neighborhood and travels into Houston. It also connects with I-10, Highway 90 and the Sam Houston Tollway. “It is a big deal to be located by I-69,” Watson says. “It’s one of the main freeways that gets you in and out of the city.” Highway 99 cuts through the neighborhood, traveling to the northern suburban areas. William P. Hobby Airport is 33 miles east and George Bush Intercontinental Airport is 45 miles away. The pool off Summit Creek Drive, which the HOA maintains through $80 monthly fees, has two curvy slides that splash into waters overlooking one of many lakes scattered throughout the neighborhood. Features of the nearby playground, which is open to the public, include a splash pad and zipline swing. Local dogs can make friends at the Riverpark Bark Park on Wimberly Canyon Drive. The Riverpark Nature Trails, which wind through the heavily wooded area north of the neighborhood along the Brazos River, passes a playground and picnic area. Despite the proximity to the river, flooding is not a significant issue in Riverpark.Shopping and eating at Brazos Town Center and Sugar Land Town Square
Interstate 69 leads to bustling shopping centers in both directions. The Brazos Town Center, 6 miles west, has over 100 businesses ranging from big-box chains and clothing stores to more than 20 restaurants and a movie theater. Seven miles to the east, First Colony Mall and Sugar Land Town Square offer more shopping and dining. H-E-B Plus is about a mile away at the Riverpark Shopping Center.Concerts, comedy and more at Smart Financial Center
The 6,400-seat Smart Financial Center, 7 miles west on I-69, became a popular destination after Jerry Seinfeld performed on opening night in 2017. Since then, a variety of national acts have taken the stage, from Broadway productions to performances by Tom Jones and Larry the Cable Guy. Sugar Land hosts events throughout the year, ranging from food fests to the Cultural Kite Festival in March.
