Telfair is one of the premier residential neighborhoods in Sugar Land
From its lakeside living and bustling community centers to A-graded schools and proximity to top shopping destinations, it's no secret why Telfair has become one of the more attractive neighborhoods in Greater Houston. "Telfair is all-encompassing. It's got everything you could possibly need there — restaurants, grocery stores, dry cleaners, the mechanic. You don't really have to leave the community," says local Realtor Susan Garczynski of Keller Williams Southwest, who is a lifelong resident of Greater Houston. "As far as Sugar Land is concerned, they've been pretty built out for a long time, so this is one of the newer neighborhoods even though it's already 15 years old. It's a little bit newer construction for Sugar Land."

Telfair offers various home styles from Tudor Revivals to contemporary colonials
Homes in Telfair come in a variety of different shapes and sizes. Contemporary colonials with brick facades sit alongside Tudor Revival properties and smaller ranch-style homes along Telfair's tree-shaded streets. Given Telfair's location and smorgasbord of amenities, it isn't uncommon for homes to sell quickly. Students in Telfair are served by the Fort Bend Independent School District. Kids may go to Cornerstone Elementary School before moving on to Sartartia Middle School. Both schools earn overall grades of A from Niche. Teens often attend Clements High School. Earning an A-plus rating and being regarded as one of the top secondary schools around Houston, the high school offers a wide range of extracurricular clubs and organizations and has won several state championships for mathematics in the University Interscholastic League. OMG! Burger is one of Telfair's favorite casual eateries
Telfair locals have a wealth of shopping and dining options at their fingertips. H-E-B and Walmart sit toward the northside, making for easy grocery runs, while University Commons on the southside features various big-box retailers and restaurants. Locals also enjoy proximity to First Colony Mall just a 2-mile drive east. OMG! Burger has one of its three locations in University Commons and is a top choice for a quick on-the-go meal for Telfair residents. Closer to the New Territory community, Carmelo’s Mexican Grill is revered for its Mexican fare.

Access to Interstate 69 makes for easy travels to Houston
Telfair itself is walkable, though locals will need a car for trips outside of the neighborhood. However, residents enjoy outstanding access to major roads and highways. Interstate 69 runs along Telfair's southern border, while Route 90 is accessible to the north. Public transportation options are scarce, but for the most part, locals can find much of what they need in the neighborhood itself.
Residents are minutes away from Interstate 69 towards downtown.
