A relic midcentury suburb is investing in park updates
Next door to Maplewood, Beverly Hills is a suburb of Sulphur that shares the local history of being a company town built for Cities Service (later Citgo) refinery employees. But after the company pulled out of Maplewood, the process of subdividing Sulphur resulted in the distinction of Beverly Hills. "When Cities Service disbanded their company town, they deeded the land to us," says Natalie Bowers of Sulphur Parks and Recreation. Today, the neighborhood is a relatively well-preserved relic of the typical mid-20th century suburb, even more so than Maplewood. Within the spoke-and-wheel community, residents live in red brick ranchers that wrap around an active community square. And yet the future is also in view with a multi-million-dollar project that is currently revamping all that Center Circle Park has to offer. "The footprint of what we're improving is our existing Center Circle Park," says Bowers.

Preserved brick ranchers and Acadian cottages
The key difference between Beverly Hills and Maplewood is the age of its home stock. Most homes in Beverly Hills are built on slab foundations and have some age, with a heavy portion of them built sometime in 1940s to 50s. These include small Acadian cottages with broad, covered front porches and midcentury ranchers made of red brick. Although some cottages and ranchers have been renovated within the last five years, most have been decently preserved to not need many repairs. Cottages tend to fetch the lowest prices because of their sizes, which tend to range from 1,000 to 1,500 sq feet and demand prices of $115,000 to $200,000. Outspread ranchers, meanwhile, tend to range from 1,500 to 2,300 sq feet, thus demanding a higher price range of $160,000 to $300,000.

Building new splash pads, pools and more at Center Circle Park
Anchored by a central park, a communal green space sits within walking distance of pretty much any home in the neighborhood, although few residential streets include a sidewalk. But once a resident reaches Maplewood Commons, any fears of an unprotected walk along well-paved paths disappear amidst shaded benches surrounding tranquil fountains. Maplewood Commons is both visually and physically distinct from the neighborhood's recreational treat of Center Circle Park, even though both occupy the same space. Currently, most residents head a little over a mile west to McMurry Park to use recreation amenities like baseball diamonds. That's because of an ongoing $8 million redevelopment project at Center Circle Park, which is delivering new amenities like an updated pool and splash pad, pickleball courts, an inclusive playground, outdoor workout equipment and a community center for hosting events, classes and other activities.

Half-marathons and more events at Maplewood Commons
Community events are fairly common at Maplewood Commons. Among the most popular is an annual Park-to-Park Half Marathon, which takes runners all the way west to the Frasch Park. "It generally begins at Center Circle Park," Bowers says. "We have three interstate exits in our community. So, they run from exit 23 and all the way down to exit 20 and back." Additional smaller events occur sporadically, such as art walks and school field days.

K-8 schools across Maplewood Drive
Students in Beverly Hills begin school across the street from their neighborhood at Maplewood Elementary, which has a Niche score of B. For grades 6 through 8, students stay on the same campus but begin attending Maplewood Middle School, which has a B-plus score and is ranked the 2nd best public middle school in Calcasieu Parish. For grades 9 through 12, students attend Sulphur High School, which is rated B-plus. Sulphur High's newest arrivals spend 9th grade across the street at the Freshman Academy, which helps acquaint them with high school before fully entering it.
Maplewood Elementary has a student-teacher ratio of 16:1.

Commuter routes head in most directions
Interstates 10 and 210 diverge directly east of the neighborhood, offering close-by, easy connections with the loop of highway that surrounds downtown Lake Charles. U.S. Highway 90 also skirts past Beverly Hills to the north for western trips. Together, these roadways afford fast connections with the many job sites around the region. However, I-10 does experience slowdowns at busy exits during peak commuting hours. This is likely to worsen in the coming years as the city prepares to rebuild the I-10 bridge.

A quick trip to the outer edges of Beverly Hills is how residents restock the pantry with a Walmart Supercenter on Cities Service Highway or socialize with friends at local restaurants. Maria's Cocina is a popular meetup location on Tuesday nights, if not for $2 tacos and margaritas, then simply for the vibrant atmosphere. Up the street, locals swear that Snowflake Donuts has the best recipe in Lake Charles for kolaches – a popular delicacy in Louisiana that originally derives from Central Europe.

A floodway at Maple Fork
Nowhere in Southern Louisiana is a stranger to high water. Although Beverly Hills isn't as prone to flooding as other communities in Sulphur, when it rains, the nearby creek of Maple Fork tends to experience high water, as it is a designated floodway. Homes situated near the creek are in a special hazard flood area too, which might require the homeowner to purchase flood insurance.
