Suburban findings in a rural setting south of Sulphur
Directly south of Sulphur, suburbs fade into a more rural area known as Carlyss. The community features characteristically vast and quiet areas, as depicted in the HBO series "True Detective," which filmed several of its first season scenes in Carlyss. More importantly to homebuyers, Carlyss offers many of the same things as its neighbor Sulphur, like a rapidly expanding housing market, a park system receiving continuous upgrades and highly rated public schools. "It's just kind of a more rural part of Sulphur," says Realtor Steve Rackley of R Home Real Estate LLC. But where Sulphur is known for its commercial activity and proximity to Lake Charles, Carlyss offers more room to grow, at least for now. "People wanted to get out of Sulphur, for whatever reason, and move south. Carlyss has just been kind of growing steadily over the years, but they still have to come into Sulphur to eat or to shop," says Realtor Tim Feist of Century 21 Bono Realty.
Carlyss is home to about 5,018 full time residents.

Modern ranchers and Colonial Revivals in Maggy's Ridge
Waves of development over time mean a diversity of housing styles. But most of what's on the market these days are newer homes built from the 1980s onward, including many built within the last five years. "There's no restrictions other than typical parish restrictions, and the parish doesn't have real strict building restrictions," Feist says. "But Carlyss is definitely 'next.' You'll have houses of all sorts on the same street unless you happen to come across a planned neighborhood." Midcentury ranchers and cottages jut from the flat landscape and range between $100,000 and $300,000. Spacious French Colonial Revivals were all the rage in 1990s Southern Louisiana, so Carlyss has its fair share. Today, such homes usually command the highest prices, ranging from $330,000 to $425,000, due to their square footage and often, large lots. The middle price range consists of modern ranch styles and Colonial Revivals that are often found in new subdivisions like Maggy's Ridge; these homes typically sell for between $200,000 and $360,000.

New disc golf course at Carlyss Park
Recent investments have brought even more spaces for activities in the roughly 30-acre Carlyss Park, including a new playground and a 10-hole disc golf course at the park's north end. Additional sports amenities include two football fields, four ball diamonds and two tennis courts, while picnic tables, pavilions and a rentable rec room offer social spaces for barbecues, birthday parties and other social events. Carlyss also marks the starting point of the Creole Nature Trail, a 180-mile scenic byway offering viewing areas for migratory bird species, alligators and other flora and fauna native to Southwest Louisiana.

Small class sizes and Freshman academies
Students in Carlyss begin school at Vincent Settlement Elementary, which ranks in Niche's top 50 most standout public elementary schools in Louisiana. Rated A-minus by Niche, the school offers class sizes below the national average of 17 students per classroom. W.W. Lewis Middle School, which earns a B-plus grade, has even smaller class sizes than Vincent Settlement Elementary. Sulphur High's Freshman Academy helps acquaint 9th graders with high school before they enter Sulphur High School, rated B-plus.

Interstates and walkable subdivisions
Sidewalks in some new subdivisions afford modest walkability between homes but for the most part, residents rely on cars to get around. Necessities like visits to West Calcasieu Cameron Hospital require driving 5 miles north into Sulphur. Interstate 10 affords residents in the northern parts of Carlyss with a fast commuter route that reaches job sites along and across the lake, such as those in Westlake. Additionally, I-10 diverges with Interstate 210 roughly 3 miles east of Carlyss, offering a way to reach the southern ends of Lake Charles, like Prien. However, some commuters never have to drive on interstates with multiple chemical and oil refineries immediately east of Carlyss.
Residents can take Interstate 10 to run into Lake Charles from Carlyss.

Donut Hole and organic burgers from Novrozsky's
Commercial development in Carlyss still needs to catch up to residential development. Most businesses are corralled to the edges of major roads like Beglis Parkway or Old Highway 27. The northern end of Carlyss, near Interstate 10, has the greatest concentration of commercial activity, including a Rouses Market, which serves a community that lacked a supermarket of its own until 2018. Up the street, a location for the Texas-based chain Novrozsky's provides counter-service sandwiches and burgers made with hormone-free products. A mile west on Beglis Parkway is the Donut Hole; commuters can swing by for a dozen or two on their way to work. When they return home in the evening, they can stop by Paradise Grill & Daquiris to unwind with happy hour specials.

The Bon Ton Festival and more carnivals
In rural Bible Belt communities like Carlyss, religious institutions are essential connectors for the community. St. Theresa Catholic Church hosts the annual Bon Ton Festival in addition to regular masses and ministries. This free, three-day-long festival of live music, food vendors, carnival rides and a 5k race has been a community mainstay since 1969. Other events take place at the nearby West Cal Arena and Events Center, like the Cam-Cal Fair, which celebrates the people of Cameron and Calcasieu Parishes with carnival rides, games and food.

Small, area-specific flood zones
Criss-crossed by natural streams and bayous, plus manmade canals and drainage trenches, Carlyss is no stranger to flooding. In particular, the northern and southern sections of the community are special hazard flood areas that might require flood insurance to buy a home. Generally, residential areas between Highway 108 and Cotton Vincent Road are in Flood Zone X, which presents a minimal hazard. Additionally, the south of Carlyss is the location of Southland Field, also known as the West Calcasieu Airport, making the area prone to very mild noise pollution.
