Self-contained suburban living minutes outside Summerville in Summers Corner
The master-planned community of Summers Corner sits between the Edisto and Ashley Rivers, making it the perfect launching point for outdoor recreation like hunting, fishing and kayaking. Development started here in 2015 and continued at a rapid pace after Lennar acquired the land the following year. Today this neighborhood, located about 10 miles from Summerville and its historic downtown, offers residents contemporary homes, interconnected walkways, a pool house, parks, a cafe and a performing arts center. “They’re creating a community base that would have everything encompassed within,” says longtime local Roni Haskell, a Realtor with Keller Williams. “Born-and-raised locals are moving into Summers Corner just for that lifestyle.”
Contemporary homes with classic Lowcountry inspiration
Prices here range from around $300,000 to the low $600,000s. There are currently five subdivisions, and one – Horizons – is a gated, 55-plus section. “We’re seeing multigenerational families migrating to Summers Corner so they can live down the street from their parents, but still have some distance,” Haskell says. Many of Lennar’s contemporary home designs utilize Lowcountry architecture. The historic Southern style is characterized by spacious front porches, high ceilings, tall double-hung windows, and other features designed to keep residents cool during South Carolina’s muggy summers. Homeowners will have to purchase flood insurance for properties in special flood zones. Summers Corner is inland, but its Lowcountry elevation makes it more vulnerable to hazards during hurricane season. Dorchester County residents are advised to learn evacuation zones and routes.
Two of Dorchester County’s best public schools are in the neighborhood
Summers Corner is home to some of the best schools in Dorchester School District 2, the second-best district in the Charleston Area according to Niche. Rollings Middle School of the Arts, graded A, and Ashley Ridge High, graded A-minus, are rated best public middle and high school choices in Dorchester County, respectively. The high school features career-oriented pathways like its Good Agriculture Practices-certified horticulture program. Sand Hill Elementary is graded B-plus, and East Edisto Middle, currently ungraded on Niche, opened in 2022 on the neighborhood’s east side to accommodate growth.
Available recreation and anticipation for The Club at Summers Corner
The Club at Summers Corner, the neighborhood’s centerpiece, is under construction. Once finished the $30 million facility, free to residents, will feature multiple pool areas, waterslides, a water park for kids and three restaurants. Until then locals can cool off at the pool on Woodgate Way or head for Buffalo Lake, which features a pavilion, fishing dock, open green space and storage for small watercraft. The lake is rich with wildlife, so visitors can expect to spot some local fauna, especially around the bat and birdhouses. There’s more nature to explore outside Summers Corner at Dorchester County parks like Rosebrock Park, popular for its wooded trails, and Ashley River Park, popular for its dog park, playgrounds and fishing lake.
Shopping and dining in nearby Summerville
Summers Corner residents do their grocery shopping in Summerville, but a neighborhood Publix is expected to open here in 2026. Walmart Neighborhood Market, CVS and a few restaurants – including local staple Charleston Bakery & Delicatessen – are within a 5-mile drive on Dorchester Road. Swing & Swine BBQ – a popular spot for Southern hardwood-smoked barbecue – is a bit farther into town. As for seafood, Low Country Fish Camp is also nearby, offering fried Southern favorites, from pickle and grouper bites to crispy catfish and oysters.
Proximity to the closest hospital, airport and metropolitan center
The closest hospital is Summerville Medical Center, roughly 8 miles away. The nearest ramp onto Interstate 26 is about 15 miles away. Charleston International Airport is just under 20 miles away via Dorchester Road, and Charleston is just a few miles farther, taking U.S. Route 61, which runs along the neighborhood’s north side.
