Eastern Sun Prairie offers calm living away from noise and traffic

Eastern Sun Prairie is a relaxing residential suburb — the opposite side of the coin from the city's rapidly growing west side. "A lot of longtime Sun Prairie residents prefer to be towards the east," says Pam Venenga, a Realtor with Stark Company Realtors who has been selling in the area for almost 30 years. "It's quiet, peaceful, it doesn't have traffic noise and there's nothing but farms beyond it." Eastern Sun Prairie's main attractions are its sidewalks, tree-lined streets, pocket parks and its more traditional suburban feel with a high level of homeownership.

Steady housing growth rather than rapid expansion

Home styles from the 1970s through today comprise the neighborhood, fitting tightly together in winding subdivisions. Split-level, bi-level and ranch-style homes are the older styles. New Traditional, Modern Craftsman and Colonial Revival houses are in newer developments. "Sun Prairie has sprawled outwards," Venenga says. "It's grown a little bit to the east, but the city's about done with where they can go that way." HOA fees are standard, and prices across all styles range between $280,000 and $580,000, reflecting the number of bedrooms and square footage, rather than design or age. The remaining plots of land sell for $50,000 to $80,000. Townhouses and condos are south of Georgia O'Keeffe Memorial Highway, priced from $230,000 to $550,000

Students are engaged in after-school athletics and clubs

Eastside Elementary School is rated A-minus by Niche. Patrick Marsh Middle School is rated B, and Sun Prairie East High School earns an A. According to Niche, Sun Prairie East High School is in Wisconsin's top 30 public high schools. It is also highly ranked for athletics. Dozens of after-school clubs and activities are offered at the district's two high schools, with the majority of students participating in at least one, according to the district's website.

Parks and green spaces are central to the neighborhood’s layout

Small pocket parks between the homes include Carriage Hills Estates, Blooming Meadows, Cardinal Crest and Glacier Crossing. "We aim for every resident to have access to at least one park within a quarter-mile radius of their home," says Ashley Manthei, communications manager for the City of Sun Prairie. Paved walking and biking trails meander behind a few residential streets, alongside pocket parks, creeks and a large pond. Patrick Marsh Wildlife Area is nearby, and there are hiking trails and birdwatching lookouts around Brazee Lake.

Speedway races and festivals bring seasonal buzz to the area

Firemen's Angell Park and Angell Park Speedway are the activity centers in Sun Prairie, a short drive from the neighborhood. The racetrack has BMX races and Midget Auto Races from Memorial Day through Labor Day, while the park hosts a few annual events. "We can hear it all around the city, and, from a distance, it sounds like bees buzzing," Venenga says. Sun Prairie Makers Market happens four times a year, and Sun Prairie Sweet Corn Festival takes place over five days in the middle of August. The celebration's main features are a block party, live music, a parade and over 80 tons of buttered corn.

Downtown Sun Prairie offers walkable shopping and local restaurants

Eastern Sun Prairie does not have any restaurants, but the city's walkable downtown area with locally owned shops, banks, offices and eateries is a short drive west. Salvatore's Tomato Pies has three locations in the Madison area, serving rotating specialty pizzas and cocktails using locally sourced ingredients and handmade crust. Driving southwest on Main Street takes shoppers to fast-food chains, and towards Sun Prairie's retail corridor with big-box stores, including Menards, Target, Costco and Woodman's. Pick 'n Save is in the neighborhood.

Quick access to a major highway and Wisconsin’s capital

Wisconsin Route 19, or Georgia O'Keeffe Memorial Highway, converges with U.S. Route 151 near the neighborhood before heading southwest to Interstate 90 and Madison, Wisconsin. The City of Madison's Metro Transit has one stop in the neighborhood on the S route. The line transfers to other routes, which service the metropolitan area. UW Health East Madison Hospital and a large medical campus are about 8 miles away, with doctors, outpatient and specialist offices around it. Dane County Regional Airport has domestic flights, about 12 miles away.
