Quiet residential streets in Madison's largest suburb
As Madison’s largest suburb, Sun Prairie is a thriving city with a rapidly growing population. While real estate developers struggle to keep pace, locals keep their eyes trained on neighborhoods like Northeastern Sun Prairie. Although several thoroughfares offer access to busier areas, a network of peaceful residential streets carves out quiet space for homeowners. “I would say it’s very desirable because it’s established. People stay there a long time,” says Michael Schuster, a Realtor with Re/Max. “We listed a house for a classmate of mine, and everybody’s neighbor wanted to come look at it. Another agent brought in clients who had missed out on another house in that neighborhood, and they wrote an offer without even seeing it.”

Ranch-style and split-level homes with wooded lawns
Because of the neighborhood’s popularity, properties rarely come up for sale and get snapped up quickly when they do. Nearly 75 percent of residents are homeowners, and single-family homes dominate the property mix. “That’s an older part of town, with smaller traditional houses,” Schuster says. Ranch-style and split-level houses occupy large wooded lawns bordered by paved sidewalks for dog-walking or visiting neighbors. The median home price is about $370,000, which is about $60,000 less than the median price for Sun Prairie. Recent listings included half-acre lots for $140,000 to $160,000 and well-maintained or remodeled homes for $240,000 to $400,000.
Ranch-style houses are the most common home found in Northeastern Sun Prairie.
Northeastern Sun Prairie also has a handful of larger split-level houses to choose from.

Sun Prairie East High gets an A from Niche
Kids might attend Eastside Elementary School right in the neighborhood, which gets a Niche grade of A-minus. Patrick Marsh Middle School gets a B and is within a mile of most homes. Students funnel into the A-rated Sun Prairie East High School, which Niche ranks among the top 10 public high schools in the greater Madison area. Sacred Hearts School, a private Catholic school, serves students from prekindergarten through Grade 8. No Niche grade or GreatSchools score is available.

Playgrounds and picnic areas in pocket-sized parks
With its creative playground, shaded picnic areas and ample parking, Wetmore Park is a popular community gathering space. “That’s a cute little park. I used to play hockey there when I was a kid,” Schuster says. “And they’ve made some neat improvements, updated the shelters, and put in a new splash pad.” The skating pond is adjacent to the picnic shelters, so parents can duck in out of the weather while keeping an eye on the kids. Carriage Hills Park is a pocket-sized park with a basketball court and toddler-friendly playground tucked between two cul-de-sacs. The neighborhood is about a mile from Brazee Lake and the Patrick Marsh Wildlife Area, a nature preserve that's good for birdwatching or dog-walking.

Steps away from shops and restaurants in Sun Prairie's old downtown
Aside from a garden center and a Pick ‘n Save grocery store, Northeastern Sun Prairie doesn’t see much commercial activity. However, some homes are steps away from the brewpubs, shops and restaurants in what locals call the “old downtown” area. “It’s desirable for its convenience,” Schuster says. “It networks easily with Bristol Street and the old downtown, where you’ve got some neat little shops, coffee shops and restaurants. Or you can hook onto 151 and take that to the west side of Sun Prairie, or right into Madison.” In the west side, big-box chains like Walmart and Menards line U.S. Route 151.
Pick N' Save is the main grocery store option for Northeastern Sun Prairie residents.
Northeastern Sun Prairie has access to "old downtown's" local businesses and even an event space for the community.

Sun Prairie Groundhog Prognostication in Cannery Square
Sun Prairie is known as the “Groundhog Capital of the World,” and its biggest annual celebration unfolds in Cannery Square just outside the neighborhood. Every year on February 2nd, Jimmy the Groundhog caps off the five-day citywide Frozen Fest by predicting whether residents can expect six more weeks of winter. The Sun Prairie Groundhog Prognostication dates to 1948, Wisconsin’s centennial year. Neighborhood spots host several other Frozen Fest events as well, including the Winter Beer Garden and Sled Dog Demo at Wetmore Park.

Getting around on Route 151
Homes in Northeastern Sun Prairie are within a mile of the old downtown. Buses on the Madison Metro Transit stop along North Bristol Street, but they’re more convenient for commuting to Madison than for getting around town. The city’s major artery, U.S. Route 151, skirts the edge of the neighborhood and paves the way to Dane County Regional Airport, 11 miles away, and Madison proper, 14 miles away. Route 151 is also the best way to get to UW Health East Madison Hospital, which is about 7 miles away.
Flood risk during the spring melt
Parts of Sun Prairie are in the Yahara River Valley, which was carved by deep glacial deposits that created poor soil drainage conditions. This can lead to flooding, particularly during spring melt. Homes in the southern part of the neighborhood are most likely to be affected.
