Between a major highway and the broad fields of south-central Wisconsin, Northern Sun Prairie represents a blend of town and country. As the name suggests, the neighborhood spreads across the northern reaches of Sun Prairie, a Madison suburb about 15 miles northeast of the capital city. Scenic parks and walking trails lend a touch of nature to the suburban neighborhood, which draws homebuyers seeking a touch of luxury and extra space. Not long ago, the neighborhood was a “Parade of Homes” site showcasing stylish new builds. “It’s known to be a little more prestigious, with higher-end, uniquely designed homes,” says Michael Schuster, a Realtor with Re/Max.
Although technically a suburb, Northern Sun Prairie offers some city-like amenities and lies close to its town center.

Games, grilling and geese at Stoneridge Estates Park
Stoneridge Estates Park rests alongside a small pond frequented by Canadian geese. The paved walking trail encircles soccer fields, basketball and volleyball courts and a baseball diamond. A shaded picnic pavilion offers barrel-style grills for cookouts. The playground is primarily tailored to grade schoolers, with benches nearby where parents can keep an eye on the kids. The pond is an Instagram-worthy spot at sunset, with the pink-and-lavender sky reflected on its surface. Walkers, joggers and cyclists can hit the 5-mile Token Creek Path from North Bird Street near Buck & Honey’s restaurant. The paved trail weaves through wooded groves, open fields and quiet residential streets before finishing up in Shonas Highlands Park.

Contemporary two-story homes with shaded lawns
The neighborhood is primarily residential, with single-family homes making up nearly three-quarters of the property mix. “Over in that area, there are definitely some bigger and more expensive houses,” Schuster says. The median home price of $425,000 aligns with Sun Prairie’s median but is slightly higher than the median price for Madison. A few apartment complexes are also sprinkled in, but most residents own their homes. Ranch-style, split-level, and two-story contemporary builds sit back from the road on shaded, well-kept lawns. Paved sidewalks create a network for strolling, dog-walking or visiting neighbors. Many homes were built in the last 25 years as the neighborhood gained popularity. Home sales are infrequent in the area, but recently, well-kept or newly built two-story homes have been listed at $450,000 to $625,000. Two-bedroom condos might cost $250,000 to $300,000.

High marks for Sun Prairie East High
Depending on their address, students might start at C.H. Bird Elementary School, which gets a B-minus from Niche and is within walking distance of some homes in the neighborhood. Patrick Marsh Middle School gets a B and is a short drive away. Next up is Sun Prairie East High School, which is also within a short drive. Sun Prairie East gets an A from Niche, which ranks it within the top 10 high schools in the Madison area.

Less than two miles from the old downtown
Northern Sun Prairie is about a mile and a half from what locals call the “old downtown,” a walkable stretch of Main Street flanked by shops and restaurants. U.S. Route 151 skims the neighborhood’s edge, threading past the big-box retailers of the “new downtown” and leading 15 miles southwest to Madison. Dane County Regional Airport is 10 miles away and accessible via the same route. Madison Metro Transit buses stop along Tower Drive and North Bird Street, but they’re more convenient for commuting to Madison than traveling around town. The closest hospital is UW Health East Madison Hospital, about 7 miles away on Route 151 toward Madison.

The original Buck & Honey’s
Most residents follow Route 151 to the “new downtown” to stock up on groceries, but they have several options closer to home. A small shopping center near the intersection of Windsor and North Bird Streets includes a Fresh Mart grocery store, Ace Hardware, Dollar General and a couple of fast-food joints. Morning pick-me-ups are available at Big Apple Bagels on North Bird Street. Next door is Buck & Honey’s, the flagship location of a regional chain restaurant. The menu features American comfort food with dashes of international flair, such as Thai chicken pizza and chicken giardiniera.
Northern Sun Prairie has access to a few big-box stores, like Dollar General and Ace Hardware.
