Echoes of Mayberry in Sun Prairie’s Royal Oaks neighborhood
The Royal Oaks neighborhood sits near the center of Sun Prairie, a Madison suburb northeast of the city. “Royal Oaks has a very special place in my heart, so whatever I can do to help share it with people, I’m happy to do that,” says Mandi Miller, a Realtor with Restaino and Associates, who lived in Royal Oaks. “When we first looked at our home on Greenbriar Street, it felt like we were driving into Mayberry.” A neighborhood elementary and several small parks serve the area, and residents foster a sense of community. “Lots of people have been there for a really long time,” Miller says. “People look out for each other. You know, ‘if you’re gone, I can get your mail.’ That kind of thing.”
Sweet Corn Festival takes center stage in August
Sun Prairie is home to several annual traditions. The Sweet Corn Festival occurs each August, where participants consume over 80 tons of Wisconsin sweet corn. In the winter, Sun Prairie hosts a long-running Groundhog’s Day celebration. The mayor asks Jimmy the Groundhog if relief from the Wisconsin winter is coming. The event, now in its 77th year, usually goes off without a hitch, though the groundhog bit the mayor’s ear in 2015. The Sun Prairie Farmers Market runs outdoors from May through October and moves indoors for the winter.

Older homes, towering trees and friendly neighbors
Homes in Royal Oaks largely date from the 1960s. “It is one of the older neighborhoods,” says Matt Deadman, a Realtor and broker with Real Broker LLC. “It would have been western Sun Prairie at that point, but things have grown so much around it.” Architectural styles in Royal Oaks include ranch-style homes, bi-levels and Colonial Revivals. “You’ll find renovated homes or homes needing a little update,” Miller says, which is reflected in the prices. “You’re not seeing the half-a-million-dollar price tag like in other Sun Prairie neighborhoods,” Miller says. Prices range between $365,000 and $420,000. “The yards are a little bit bigger,” Miller says. “And it has a ton of big, beautiful maples and oaks.” The neighborhood doesn’t have many sidewalks, but Miller says people drive carefully and do lots of walking regardless. “There’re people everywhere, at all times of the day, walking dogs or out for a stroll. It’s a nice conversation starter. You meet your neighbors that way.”

New development along Grand Avenue brings plentiful shopping options
Sun Prairie has experienced rapid growth lately, particularly along Grand Avenue. “It’s so close and easy to get over there,” Miller says. “We loved that.” Woodman’s Food Market is part of that new development, as is Target and Menards, a home-improvement store. Metro Market is another nearby grocer, no more than 2 miles from Royal Oaks. Daly’s Bar and Grill serves pub fare and craft beers and hosts live music. Beans n Cream Coffee has a location on Main Street.

Open-concept school plan at Royal Oaks Elementary
Royal Oaks Elementary School serves the neighborhood and earns an A-minus from Niche. It is the only open-concept school in the Sun Prairie Area School District, meaning that the school emphasizes collaboration and teamwork in common learning spaces instead of dividing students up into traditional classrooms. Prairie View Middle School earns a B-plus. Sun Prairie West High School earns a B.
Younger teens from neighborhoods around Sun Prairie may attend Prairie View Middle School.
Sun Prairie West High School has approximately 1,400 enrolled students from the surrounding area.

Several small parks spread throughout Royal Oaks
Royal Oaks has four small parks within its boundary. “That was really nice with smaller kids,” Miller says. “It was great to have that variety in the neighborhood.” Royal Oaks Park has a playground for young children and open green space. Evergreen Park has a playground, basketball courts and a picnic area. Oakridge Park offers winter ice skating, a playground and shady areas. Oakview Park is the southernmost of the four. Marcus Palace Cinema on Hoepker Road shows the latest movies with expanded dining options.
Kids will love the different types of play equipment at Royal Oaks Park.
Evergreen Park has a full court basketball court for residents to use.

Access to Madison and surrounding communities
Downtown Madison is about 12 miles away via Highway 151. Using 151, residents can also use Interstate 90, about 5 miles from Royal Oaks. UW Health’s East Hospital is 5 miles away, and the Dane County Regional Airport is about 9 miles away. Surrounding communities like Waunakee, Beaver Dam and Deforest are accessible as well. “Hop on 151 to get into Madison, or hop on 19 to head west or north,” Miller says. “It’s super convenient for us.” The Madison Metro bus line now stops in Sun Prairie for those who want to access Madison without driving.
