Convenience and housing variety in fast-growing Sun Prairie

Located at the northern edge of Sun Prairie, a rapidly growing suburb on Madison’s northeast side, Shonas Highlands features diverse architecture, walkability and convenient access to shopping, schools and parks. Sun Prairie’s overall growth in recent decades is part of the neighborhood’s appeal. “Sun Prairie has expanded exponentially,” says Matt Deadman, a broker and Realtor with Real Broker LLC. “It was just a small corn town even in the late 90s. Starting around 2010, the Grand Avenue corridor in Sun Prairie corridor has just blown up.” Shonas Highlands is under 3 miles from this burst of new development, close enough for shopping trips but far enough away to have a sense of seclusion.

Nineties construction shows off varied architectural styles

Homes in Shonas Highlands were constructed in the 1990s. “It’s been 30 years since Shonas Highlands was built, so the trees are mature now, and there’s nice walking paths all around,” Deadman says. The neighborhood holds a CAP Index crime score of 1, significantly lower than the national average of 4. Some homes have Colonial Revival designs. New Traditional and ranch homes are other common styles. “A variety of builders built these homes, so they don’t all look the same,” says Kathy Abraham, a broker and Realtor with Stark Company Realty who also lives in Shonas Highlands. Prices range from $500,000 to $735,000, though there are exceptions: one large custom home sold for nearly $1 million in 2024.

Token Creek Conservancy feeds the Yahara River Watershed

Residents can wander down to Shonas Highlands Park to walk or bike on the paved path through a small wooded patch or visit Orfan Park for the playground or tennis courts. Token Creek Conservancy offers hiking trails and space for a picnic or wildlife spotting. The namesake creek feeds the Yahara River, connecting Lake Mendota, Monona, Waubesa and Kegonsa in and around Madison. Disc golfers can play the 27-hole course at nearby Token Creek County Park. Marcus Palace Cinema is on Hoepker Road, and provides an indoor recreation option during cold winters.

Dual Credit options at newly built Sun Prairie West High

Students in Shonas Highlands can attend Token Springs Elementary, which Niche rates an A-minus. Patrick Marsh Middle School and Sun Prairie West High School earn a B. Sun Prairie West opened its doors to students in 2022, once Sun Prairie’s population grew to the point where the city needed a second high school. West offers a range of dual enrollment options via Madison College, including a Certified Nursing Assistant program. Other dual credit courses include horticulture, marketing and education.

Groundhog has the mayor’s ear at annual event

Sun Prairie hosts a farmers market on Saturday mornings. It is held outside at Cannery Square in downtown Sun Prairie from May through October before moving inside the Westside Community Services Building from November through April. Sun Prairie also has an annual Groundhog’s Day event. According to Deadman, Jimmy the Groundhog bit the mayor’s ear in 2015, causing a bit of a media sensation. Each August, people come to celebrate the Sweet Corn Festival, which serves over 80 tons of sweet corn grown in Wisconsin. “The Sweet Corn Festival is the biggest thing each year,” Deadman says.

Walkability and straightforward commuting options

Residents can use neighborhood sidewalks and paths to get around on foot or bike. “I think the walkability to schools is wonderful,” Abraham says. Downtown Madison is 15 miles away via U.S. Route 151, which turns into East Washington Avenue and runs directly to Madison’s Capitol Square. University of Wisconsin Health’s East Madison Hospital is about 6 miles away, and the Dane County Regional Airport is about 10 miles southwest of Shonas Highlands. Interstates 90 and 94 slice through the area between Madison and Sun Prairie, about 5 miles from the neighborhood. “It is easy to commute in any direction from here,” Abraham says. “It’s a great part of Dane County.”

Buck and Honeys is a favorite Sun Prairie restaurant

Grand Street on Sun Prairie’s west has grown significantly in the past few decades. “Every possible store you could want or need is on Grand Avenue now,” Deadman says. These include Target, Costco and Woodman’s Food Market. Downtown Sun Prairie is also thriving. “I would say our most popular restaurant here in Sun Prairie is Buck and Honey’s,” Abraham says. “It’s only a few minutes’ drive from Shonas.” Other spots include Swagat, which serves Indian cuisine, or coffee shop Beans n’ Cream. The closest grocery store is Metro Market on the corner of Windsor and Grand avenues.
