South Central Sun Prairie blends suburban charm with convenience

In South Central Sun Prairie, location is the name of the game: It's next to the city's largest park, close to community gathering spaces and south of a main thoroughfare with shopping and dining. However, proximity to necessities and amenities is not all the neighborhood has to offer. "It's one of those sweet older areas with nice-sized yards and very little through traffic," says Pam Venenga, a Realtor with Stark Company Realtors who has been selling in the area for almost 30 years. "It's great for families with kids." The little neighborhood of about 300 homes also has a close-knit atmosphere and familiar faces. "It's small enough that you will run into friends and people you know, but large enough that not everybody knows your business," Venenga says. "I think people like that size neighborhood."

Singly-family homes dominate this low-traffic neighborhood

Residential roads loop around one another or come to an end in cul-de-sacs, making for little through traffic and quiet streets. Some large apartment complexes are near Main Street. Still, the neighborhood has predominantly owner-occupied, single-family homes. New Traditional and Colonial Revival homes south of Sun Prairie Memory Garden, a local cemetery, sell for $470,000 to $540,000, but the area has mostly older styles. Bi-level, split-level and ranch-style homes from the 1970s through the early '90s range from $280,000 to $475,000. "The city of Sun Prairie invests both in the newer parts of the city to keep up with growing demand, and in our older neighborhoods to ensure vibrancy, accessibility and evolution," says Ashley Manthei, communications manager for the City of Sun Prairie.

An aquatic center, a library and community gardens add to Sheehan Park

Pocket parks with playgrounds and basketball courts are between residential streets, and walking trails lead to Sun Prairie's largest green space. At 143 acres, Sheehan Park is a center for outdoor recreation, with baseball diamonds, soccer fields, picnic shelters and a large playground. Gardeners and aspiring green thumbs rent plots at the Sun Prairie Community Gardens, and residents cool off on hot days in the pool and waterslides at Sun Prairie Family Aquatic Center. Sun Prairie Public Library is in the neighborhood, across from the park. "It's open seven days a week and is undergoing a massive expansion and renovation," Manthei says.

The high school offers paid apprenticeships in 12 industries

Westside Elementary School is rated B-minus by Niche. Central Heights Middle School is not yet rated, and Sun Prairie East High School earns an A. The high school offers youth apprenticeship programs where students partner with local businesses and industry mentors. In addition to earning credit, the students are paid for their work. The 12 targeted programs range from nursing to banking to insurance to hospitality.

A historic downtown is east and modern shopping plazas are west

West Main Street is a significant road running east and west through the city, lined with restaurants and shops. Walmart and Dollar Tree are close, while two significant shopping centers are in either direction, via West Main Street. Downtown Sun Prairie to the east has locally owned restaurants, specialty shops and offices in the city's oldest strip of buildings. Guimo's Mexican Restaurant is a colorful eatery serving Mexican staples like burritos, fajitas and margaritas. Heading west on Main Street, on the other hand, takes shoppers to the newest part of the city, where department stores, casual chain restaurants and national retailers line strip malls on South Grand Avenue, about 2 miles away.

New bike lanes and bus stops improve local accessibility

West Main Street and U.S. Route 151 connect the area to Dane County and Madison , about 12 miles southwest. With highway onramps so close, commutes downtown are quick and easy. "Madison is just a straight shot down East Washington," Venenga says. The W and S bus routes of Madison's Metro Transit stop along the neighborhood's edge and connect to other lines around the metropolitan area. "The bus lines haven't been around very long – only a few years," Venenga says. Bike lanes are also new to the area and are added to main roads and connecting streets during city-wide paving projects. UW Health East Madison Hospital is the nearest hospital, 5 miles southwest. Dane County Regional Airport has domestic flights and is about 9 miles away.
