Fair Oaks is a small neighborhood that’s part of the Sutherlin community, a city with a population of 8,000 in southwest Oregon. It has a rural feel; neighbors have lots of privacy with all the acreage between homes. “It’s not a high-density area. People are spread out,” says Jacob Gilman, a Realtor with The Neil Company Real Estate who has been selling homes for nearly a decade. “People move here for the natural beauty, a slow pace of living and privacy.” The area is known for its natural beauty as its located in the Hundred Valleys of Umpqua. “It attracts outdoor enthusiasts because it’s so pretty,” says Brett Findlay, a Real Estate Broker with North Count Realty who has lived in Southwest Oregon his entire life.
Homes starting at $500,000
There aren’t a lot of homes on the market here, but recent sales include a manufactured homes priced between $500,000 and $550,000 and farmhouses starting at $750,000. Gilman says there are also some new homes being built that will be for sale soon. Home price ranges depend on the home size and acreage. “Property size varies drastically,” Gilman says. “People can have anywhere from 3 to 100 acres.” Homebuyers can raise cattle or grow gardens in their backyards and front lawns. Some homes are surrounded by fir trees and have long, winding driveways.

New, renovated rooms at Sutherlin public schools
Students can attend Sutherlin East Primary School from kindergarten through second grade and then go to West Sutherlin Intermediate School from third to fifth grade. Both schools receive a C-plus from Niche. Kids move on to C-rated Sutherlin Middle School and Sutherlin High School, which earns a C-plus. Both schools were recently renovated with larger classrooms and a new running track. Umpqua Community College is 14 miles away. Sutherlin Christian School serves children up until eighth grade. Other nearby churches include The Church of Jesus Christ of Latter-day Saints, St. Francis Xavier Catholic Church and Family Church Sutherlin Campus, which has a canned food drive and grief care classes.

People fish, swim, paddleboard and kayak along Cooper Creek Reservoir, which is surrounded by a mountain biking trail. Both the reservoir and trail are 5 miles away . Sutherlin Community Playground offers a traditional park experience 6 miles away with picnic tables, two playgrounds and a splash pad. The nearby members-only Oak Hills Golf Club has an 18-hole course that’s open year-round.

There are no grocery stores or restaurants in Fair Oaks. People can pick berries at Larry's Berries / Clark's Blueberries, a local farm that’s 4 miles away and open every day except Sunday. Shop Smart is the nearest grocer 5 miles away in Sutherlin. Nearby Bi-Mart Membership Discount Stores is a popular shopping destination. From May to October, the Sutherlin Farmers Market offers fresh produce, local food vendors, homemade bread and pastries every Friday. There’s also live music. Live music and mud volleyball at the Blackberry Festival
The Sutherlin Blackberry Festival is an annual tradition every third weekend in August, with cook-offs, mud volleyball games, BMX races, and live music. The Sutherlin Graffiti Street Fair in July includes food vendors, live entertainment and drag racing. Music Off Central is an annual free concert series that runs from July to September in Sutherlin’s Central Park. Sutherlin Visitors Center hosts Halloween trick-or-treating and a Christmas celebration with a tree lighting, photo ops with Mr. and Mrs. Claus, hot chocolate and Christmas music.
Commute via Interstate 5
Nonpareil Road runs through the heart of the area and leads to Sutherlin and Oregon Route 99 to the west, one of the area's main highways. People use Route 99 and Interstate 5 — which runs next to it — to reach work and play. There is no public transportation in Fair Oaks. The nearest hospital is the Mercy Medical Center 18 miles away. Eugene Airport, which is domestic-only and has seven airlines, is 72 miles away, while Portland International Airport is 178 miles away.
Oregon wildfire season
The area is prone to fires during wildfire season from July through October. The state insurance regulator requires wildfire coverage in every homeowner's policy, and it is advised that people create a 30-foot space around their homes to mitigate the risk.
