“Stella was a farming community, and it still somewhat is,” Harris says. “People are selling their land, and developers are buying it and putting in neighborhoods. We need housing out here that’s more affordable. There are more expensive homes closer to the beach, so they’re building three-bedroom homes for young families and retirees. People retire from the Marines and come back here for something they can afford.”Most homes in Stella have ranch-style or Cape Cod-inspired designs that sell for $280,000 to $430,000. Manufactured homes usually sell for $200,000 or less. Contemporary Craftsman and Colonial Revivals on sprawling lots have sold for about $550,000 to $825,000, but there have also been riverfront homes that have sold for around $1 million.
