Shop-lined streets meet residential roads in Salt Springs
Three miles east of Downtown Syracuse, Salt Springs blends urban convenience with suburban tranquility. The neighborhood is well-connected with major roadways, including State Route 5 and Interstate 690, as well as a dense commercial corridor that flanks the area’s east side. Off the highway and interstate, however, residents live along quieter streets with neat green lawns. “Salt Springs is very affordable for first-time homebuyers and for lower-middle income families,” says local Realtor Chip Hodgkins with Hunt Real Estate ERA. “It’s a very walkable neighborhood." Moreover, Salt Springs is home to the private Le Moyne College, and Syracuse University is about 1 mile away. Therefore, a mix of college students, faculty, commuters and families make up the amenity-heavy community.
Le Moyne College blends well with the community
On Salt Springs’ east side, Le Moyne College is a private, Jesuit institution. With about 3,000 students enrolled, the small college intermingles with the local community through different events and performances. “Le Moyne prides itself in welcoming and being a piece of the community,” Hodgkins says. “The students are involved in local projects, and people go to Le Moyne sporting events.”
Another college nearby, Syracuse University is a private research university renowned for its programs in Public Affairs and Journalism. The institution also has a successful athletics program, attracting a country-wide fanbase.
Single- and multi-family homes sit on walkable lanes
The neighborhood’s main thoroughfare, Salt Springs Road, is lined with sidewalks and pine, maple and oak trees. Homes and establishments share space along this namesake road, as well as along side avenues and boulevards. The residential landscape is split evenly between single-family homes and apartment complexes, at about 22% each. Common styles include Colonial styles, split-levels and bungalows, many with narrow driveways and some with one-car garages. Most were built in the early 20th century and have seen updates that still maintain the home’s vintage charm. Properties in need of repairs can cost from $70,000 to $95,000, while move-in ready homes typically cost between $110,000 and $260,000.
While most residents rent their homes, there is a sub-neighborhood in Salt Springs that is attractive for homeowners. “It’s called Genessee Park Drive, right at the V where Genessee Street and Salt Springs Road veer away from each other,” Hodgkins says. “It’s a little enclave of single-family, owner-occupied homes with faculty and doctor residents. The homes are more vintage.”
Major retail and Asian eateries fill Erie Boulevard
As Erie Boulevard bends along Salt Springs’ east side, the four-lane highway presents a commercial corridor lined with big-box stores, shopping plazas, medical offices and restaurants. Dewitt Town Center features an array of department stores, and Walmart is nearby. “You have your big stores like Dick’s and Marshall’s, as well as more boutique stores,” Hodgkins says. For groceries, residents can head to Trader Joe’s or BJ’s Wholesale Club. Both chain and fast-food restaurants dot the area. Several Asian eateries populate the boulevard, including Red Chili Restaurant, which has hot pot tables and Sichuan dishes. With trendy decorations like Chinese lanterns and rustic turquoise upholstery, the establishment is also popular for its private karaoke sections.
Homer Wheaton Park offers family-friendly fun
Residents can head to Homer Wheaton Park, centrally located in the neighborhood, for Inner City Little League games. The park also features a playground, tennis courts and basketball courts. Salt Springs is home to the Soule Branch Library, which offers children’s activities like reading circles and magic shows, as well as art exhibits.
The community stays in touch through a local neighborhood Facebook group, which details when residents can expect yard sales and free produce distributions. Additionally, with Le Moyne College nearby, residents can attend winter holiday concerts hosted at the college’s performing arts center.
Syracuse City public schools serve local students
Salt Springs students can start at H.W. Smith School, a pre-kindergarten through eighth grade school with a C-minus grade from Niche. Students can progress to Nottingham High School, which boasts a B. In 2025, Nottingham’s Mock Trial team took first in the New York State Bar Association Mock Trial Competition. And the high school band is known to bring home Gold ratings from the New York State School Music Association. “You’ve also got Elmcrest there, an alternative school for troubled youth,” says Hodgkins. “They have great programs and community events.”
Commuters can take Route 5 and Interstate 690
Both State Route 5 and Interstate 690 cut through the neighborhood, making commutes more manageable. For those without a vehicle, the Centro bus system serves the community. And for further destinations, Syracuse Hancock International Airport is less than 10 miles north.
