Established in the 19th century, Washington Square grew alongside Syracuse's rise as a canal and railroad hub, with apartment buildings and boarding houses catering to the city's growing immigrant workforce. German and Italian immigrants settled in the area, forming ethnic enclaves like Little Italy on the edge of town. Today, Washington Square has transformed into a melting pot of cultures, attracting a large pool of renters enticed by low rental fees and private investors looking to benefit from the high volume of long-standing multi-unit buildings.

Old school single-family and multi-unit homes

Housing in Washington Square includes a mix of classic late-19th and early-20th-century buildings that range from vernacular, National-style homes with steep gabled roofs to intricate Victorians, Federal- and Italianate-style designs. Classic American Foursquares and Colonial Revivals are scattered between apartments and multi-unit dwellings. "There are a lot of investors in the area," Hodgkins says. Many properties feature paved driveways and modest backyards; others offer on-street parking. Single-family homes can range from around $50,000 for a fixer-upper to $180,000, while multi-unit properties can fetch prices up to $265,000. Micron's move to Syracuse is driving home prices upward, including those in historically rental-driven areas. Washington Square garners a CAP Index Crime Score of 6 out of 10, compared to the national average of 4.

Education in Washington Square

The Syracuse City School District earns a C-plus from Niche. Although the district offers residents school choice, local C-rated schools include Webster Elementary and Grant Middle. High schoolers typically move on to Henninger High School, which receives a C-plus and offers a specialized P-TECH program. This five- to six-year program combines high school and college credit with career training for areas such as clinical laboratory technician or health information technology.

North Salina's commercial corridor and nearby amenities

Washington Square's shopping and dining scene thrives on its multicultural character. Mom-and-pop shops serve global flavors ranging from African-inspired dishes to New Century's Vietnamese offerings. Stella's Diner is one of the highest-rated restaurants along the far west corner of the neighborhood, known for its hefty helpings of American fare in a retro setting. Syracuse's Northside is also home to Little Italy. Family-owned bakeries dot North Salina Street and Francesca's Cucina has a rustic interior and a garden patio adorned with vines that add to its authentic charm.

First Street is home to Tops Friendly Markets, while smaller convenience stores and neighborhood markets around Washington Square offer specialties such as halal meats and fresh produce. Interstate 81 separates the neighborhood from Destiny USA, the city's only shopping mall with over 250 shops, restaurants and entertainment options, including an indoor amusement center and movie theater.

Urban green spaces around Washington Square

Washington Square Park anchors the neighborhood with open grassy fields, basketball courts, a large playground and a spray ground. Pocket parks like Union Park are scattered throughout Washington Square, offering communal green spaces and playgrounds. On the east side of Washington Square, McChesney Park features sports facilities and the Magnarelli Community Center, which provides weekly programs for teenagers and seniors. Farther east, Schiller Park is the Northside's most popular green space with an outdoor swimming pool, tennis courts, a soccer field and another community center.

Residents are also close to the city's Inner Harbor, a city-owned park with a waterfront amphitheater and sections of the Onondaga Creekwalk, which spans 5 miles from the lakefront to the city's Southside. The trail coincides with the Empire State Trail, a state-wide 750-mile trail. With its proximity to Downtown Syracuse, residents can access various events, from a Mets game at the neighboring NBT Bank Stadium to perusing fresh farm produce at the adjacent CNY Regional Market.

Commutes around the Syracuse metro area

Washington Square's grid-lined streets, paved sidewalks and proximity to Downtown Syracuse caters to pedestrians and cyclists. "Syracuse is a four-season city," Hodgkins says. "Many people still own cars to get around during the winter." The Centro bus system services the neighborhood, with stops scattered along U.S. Route 11 and Court Street. St. Joseph's Health Hospital sits just outside Washington Square, while the city's medical district is about 3 miles away. Syracuse Hancock International Airport is about 5 miles northwest via Interstate 81, while other nearby roads include I-690 and I-90.
