In Pierce County, the sprawling suburban community of Waller immerses its residents in a countryside setting with wide open farmland and homes situated on large, private lots. This neighborhood is located between the cities of Tacoma and Puyallup, with residents situated approximately 4 miles from each. “The rural feel and being just a 15-minute drive from downtown Tacoma is a big draw of the Waller area,” says Jami Luther, a local real estate professional at Gateway Real Estate. There are a handful of small farms in this neighborhood, and some residents live on properties with barns and farm animals. Students here are served by the Puyallup School District, which receives a B-plus rating from Niche. Waller is also home to Chief Leschi Schools, a Native American school that opened in 1996 and is operated by the Puyallup Tribe.

Home styles in Waller vary quite a bit, ranging from century-old farmhouses to recent construction. “There are lots of smaller, older homes that are still owned by the same families after 50 years, but there are also many large, new-build properties. It’s not uncommon in the area to see a $1.5 million home next to a $450,000 home,” Luther says. Other architectural styles include mid-century traditional homes alongside recently renovated bungalows and ranch-style dwellings. This neighborhood also has large acreage lots for sale, which range drastically in price depending on location. Two-bedroom single-family homes in Waller tend to start around $400,000, while some four-bedroom farmhouse properties can cost upwards of $1 million.

Students served by Puyallup School District
Young learners in this neighborhood can attend either Waller Road Elementary or Fruitland Elementary School, which are both primary education institutions that receive B-minus and A-minus ratings, respectively. Fruitland Elementary is ranked No. 11 on Niche’s 2024 “Best Public Elementary Schools in Pierce County.” For students in grades seven through nine, Aylen Junior High School receives a B-plus rating. Puyallup High School, rated A-minus, serves tenth, eleventh and twelfth-grade students and was ranked No. 6 on Niche’s 2024 “Best Public High Schools in Pierce County” list. Puyallup High School also offers a visual and performing arts program, with five different bands, choir, theater, painting and ceramics available.

While Waller itself is primarily residential, it's less than five miles from Downtown Puyallup and less than ten miles from Downtown Tacoma. Both cities are accessible by State Route 167, which runs along the Puyallup River and acts as the neighborhood’s northeastern border. Pioneer Way is another main road that runs diagonally through Waller. Just north of the neighborhood is Interstate 5, which runs through Tacoma and travels all the way up to Seattle. Residents can use I-5 to get to the Seattle-Tacoma International Airport, an approximately 25-mile drive away. Fixed bus routes operated by Pierce Transit also run through the Waller area, with numerous bus stops situated on main roads such as Waller Road and 72nd Street.

Down the road and just outside the neighborhood is the Tahoma Vista Shopping Center, where locals can do their weekly grocery shopping at Safeway and Grocery Outlet, which offers discount food items. For a morning caffeine boost, Canyon Coffee serves hot coffee and bagels in a small drive-thru.

Hike through Swan Creek Park
According to Luther, Waller residents are near all kinds of outdoor recreation. “Residents are only 15 minutes away from Puget Sound, where they can go boating, and Point Defiance Zoo & Aquarium,” she says. At the Point Defiance Zoo, visitors can observe and learn about nearby 300 species of wildlife across six different simulated biomes, including Arctic Tundra, Asian Forest Sanctuary, Red Wolf Woods and more. “Waller is also only an hour and a half from the ski slopes,” Luther says, referring to ski resorts and slopes in and around the Mount Rainier National Park area. Within the neighborhood itself, Swan Creek Park spans more than 400 acres and features a forested and wooded canyon with hiking trails, mountain biking paths and a community playground. Another local favorite is Lidford Playfield, a neighborhood park with a large, open athletic field and a playground.
