Downtown arts district

Highly walkable with easy access to local landmarks, community parks and two major state universities, Downtown Tallahassee is the Florida capital’s downtown. Home to the Donald L. Tucker Civic Center, downtown is the city’s preeminent entertainment destination and arts district with several museums and a robust dining scene. For homebuyers who like to play tourist in their own neighborhood, Downtown Tallahassee offers endless opportunities. Though, all the foot traffic may turn off buyers looking for quiet residential streets.

Mostly high-rise condos

Downtown Tallahassee offers a blend of historic houses, luxury condos, apartments and student rentals. Most single-family homes are concentrated to the Park Avenue Historic District, which has an eclectic mix of architecture. There are well-maintained 1940s bungalows and Tudor-style cottages to large Victorian homes with sprawling verandas and Minimal Traditional brick homes. Single-family homes range from $200,000 on the low end to over $600,000 on the high end. High-rise condos are found closer to the business and commercial districts, with a price range between $200,000 and $500,000. The 12-month median sale price in Downtown Tallahassee was around $280,000 in December 2023.

Cascades Park is a major draw

Downtown Tallahassee doesn’t waste access to the Florida sunshine, promising many opportunities to get out and enjoy the outdoors. Spanning seven blocks, the Park Avenue Historic Chain of Parks dates to the 1880s – each section adorned with century-old oak canopy that offers shady expanse. Located on what would eventually become the geographically agreed upon capital of Florida, Cascades Park is one of the city’s most popular attractions and represents the resurgence of a historic Florida landmark. The 24-acre park features 2.3 miles of winding trails, a variety of Florida environmental habitats, and the Adderley Amphitheater, home to musical, theatrical and community events and featuring more than 3,500 seats. The Korean War Memorial at the park is just three blocks from the Vietnam Veteran’s Memorial near the Florida State Capitol. Smokey Hollow Park, across the Apalachee Parkway, is a historic African American site.

Served by Leon County Schools

Families with children in Downtown Tallahassee are served by Leon County Schools, one of the better school districts in Florida with an A-minus from Niche. Students can start their education at Kate Sullivan Elementary, a B-plus schools with a student-teacher ratio of 16 to 1, slightly better than the national average. With a B grade from Niche, Raa Middle School has an 8th grade field trip to New York City and Washington, D.C. for the spring of 2024 as part of the Arts Magnet Program. One of the oldest high schools in the countries, Leon High School was founded in 1831, 14 years before Florida became a state. Leon gets an A grade from Niche, which named it the third-best public high school in the Tallahassee area for the 2023-23 school year. Known for a handful of notable alumni, actress Fay Dunaway stands out their ranks.

Many annual local events

Art lovers can enjoy LeMoyne’s Chain of Parks Art Festival, a two-day event that features fine art from 150 artists from around the nation. The festival also includes local food vendors, pop-up studios and live music. Other events in Downtown Tallahassee include the Florida Animation Festival sponsored by the Tallahassee Film Society and the annual Tallahassee Beer Festival, held in the Donald L. Tucker Civic Center and featuring an unlimited sampling from over 100 local and national breweries. At Kleman Plaza, visitors can enjoy sculptures, art installations and ornately designed fountains. The venue hosts outdoor concerts and festivals, such as The Sounds of Downtown and Tallahassee Pridefest.

Walkable with public transportation

Located at City Center, Downtown Tallahassee is highly walkable and accessible to both Florida State University and Florida A&M University. For residents who opt to go carless, the StarMetro bus line has heavy service in the city seven days a week, with limited operations on Sundays. East Tennessee is the local thoroughfare in and out of town from east to west, with Monroe Street running north to south. U.S. Route 90 links up with I-10 about 10 miles outside on the east side and west side, and directly north via U.S. Route 27.

High-end dining and drinks

Downtown Tallahassee is a dynamic dining destination with a diverse restaurant scene offering everything from fine dining to expansive breweries. A classic white tablecloth restaurant, Savour is an upscale steakhouse with a bar lit by chandelier. Known as an anniversary hotspot, Cajun-inspired Savour is known as much for its classic desserts as its filet mignon. Another upscale offering, as the downtown area is not known for dive bars, Bar 1903 is a thoughtful cocktail bar carved out inside the historic Walker Library. Guests appreciate the turn-of-the-century setting almost as much as the mocktails and cheese boards served at happy hour. Historic Railroad Square is a World War II-era industrial warehouse park turned urban core art district with more than 70 shops, galleries, and small businesses.

University, airport access

Downtown Tallahassee is easily accessible to Florida State University to the west and Florida A&M University to the south. The downtown area is more popular with students than staff, though it’s known as more of an area of young professionals. Downtown Tallahassee is situated about eight miles northeast of the Tallahassee International Airport via west Orange Avenue.
