The neighborhood fans east from more affordable, midcentury homes close to downtown, toward clusters of renovated or new construction with more land and quicker access to the park. Buyers looking for a negligible city commute can find ranch-style homes and split-levels on the neighborhood’s west side, with most builds falling between $176,000 and $425,000. Prices are higher for homes along the Greenway and those with more spacious yards. Subdivisions range from gated communities of renovated homes to cul-de-sacs of fresh Craftsman builds with four or five bedrooms. Location and age contribute to higher prices, though size dramatically alters the cost. “There are bigger and more expensive lots, but also two-story smaller lots,” says Darlene Long, a broker with Real Estate Masters & Associates. She has spent more than 40 years living and working in the area. “They all pretty much look alike, so it depends on what you’re looking to pay.” Smaller builds with small lots start above $300,000, with some five-bedroom homes climbing toward $800,000. Condominiums and townhomes cluster in the western fringes of the neighborhood, with prices ranging from $170,000 to $338,000.

The Hub hosts a near-constant rotation of food trucks and live music, which visitors enjoy at picnic tables dotting an expanse of green or, when the rain strikes, from within a warmly lit taproom. Shopping opportunities are closer to the city, but still only a few miles from most of the housing in Miccosukee Greenway. Stores such as Costco and Walmart are a brief drive down Mahan Drive, and several Publix Super Markets are nearby for groceries.
