More land with higher prices near the Greenway

The neighborhood fans east from more affordable, midcentury homes close to downtown, toward clusters of renovated or new construction with more land and quicker access to the park. Buyers looking for a negligible city commute can find ranch-style homes and split-levels on the neighborhood’s west side, with most builds falling between $176,000 and $425,000. Prices are higher for homes along the Greenway and those with more spacious yards. Subdivisions range from gated communities of renovated homes to cul-de-sacs of fresh Craftsman builds with four or five bedrooms. Location and age contribute to higher prices, though size dramatically alters the cost. “There are bigger and more expensive lots, but also two-story smaller lots,” says Darlene Long, a broker with Real Estate Masters & Associates. She has spent more than 40 years living and working in the area. “They all pretty much look alike, so it depends on what you’re looking to pay.” Smaller builds with small lots start above $300,000, with some five-bedroom homes climbing toward $800,000. Condominiums and townhomes cluster in the western fringes of the neighborhood, with prices ranging from $170,000 to $338,000.

Unplug at Miccosukee Greenway’s namesake

The neighborhood’s namesake is Miccosukee Canopy Road Greenway, a recreational hub for locals looking to unplug. Open, grassy fields and dense stretches of forest ribbon east from the urban core, offering prime opportunities for tossing a frisbee and taking a shaded jog on a summer day. The park’s 17 miles of trails beckon outdoor enthusiasts on foot, bike or horse. Ground-level water fountains make this an accommodating spot to bring a dog.

Leon County schools are a draw

Miccosukee Greenway is within the Leon County School District, and its schools are considered top-notch. The graduation rate across the district is 90%. One academic pathway for local students begins at Roberts Elementary School, which earns an A from Niche, then progresses to Montford Middle School, which has an A-minus. Lincoln High students can choose dual enrollment courses with local universities or participate in vocational programs such as culinary arts or aviation maintenance. Families in Miccosukee Greenway have several private options as well, including Holy Comforter Episcopal School, which services kindergarten through eighth grade and has an A-plus from Niche.

The greenway hosts races throughout the year

Miccosukee Canopy Road Greenway hosts multiple races throughout the year, from 5k runs to half marathons. In recent years, runners from across Tallahassee have gathered at the Greenway for themed runs around the fall and winter holidays. Local biking and meet-up groups host walks and rides along the greenway’s trails.

Quick commuting on I-10

Residents have quick access to Interstate 10 and Mahan Drive, each convenient for commuting within and beyond the city. “In Tallahassee, a lot of people work for the state,” Long says. “People drive downtown or to Southwood, which has a lot of state offices.” In the fall of 2023, Amazon opened a distribution center in the neighborhood, introducing 1,000 jobs and more commuters. The neighborhood is 20 miles from Tallahassee International Airport.

Live music and craft beer at The Hub

It’s a quick walk or bike ride to the taproom at Hub at Feather Oak, which is housed in a former horse barn on scenic farmlands along the northeastern fringes of the greenway. The Hub hosts a near-constant rotation of food trucks and live music, which visitors enjoy at picnic tables dotting an expanse of green or, when the rain strikes, from within a warmly lit taproom. Shopping opportunities are closer to the city, but still only a few miles from most of the housing in Miccosukee Greenway. Stores such as Costco and Walmart are a brief drive down Mahan Drive, and several Publix Super Markets are nearby for groceries.
