South City is a neighborhood on the rise
South City is a historic community in the midst of great change as locals lead efforts to reinvest in the neighborhood, which is about two-and-half miles south of downtown Tallahassee. “The ongoing revitalization of South City is providing many opportunities,” says Rod Arnold, chair of the South City Neighborhood Association. Arnold says recent residential and commercial developments have made the community “increasingly attractive.” Historically a hub for public housing, South City is still more affordable than other parts of Tallahassee. Community members, nonprofits and government agencies are working to ensure that affordability is paired with modern amenities, such as reliable transit, shopping and parks. The neighborhood is close to Florida A&M University and home to a popular city park.

The city has broken ground on a new transit center in the neighborhood
Tallahassee’s StarMetro bus system services the area, with stops along the neighborhood’s Orange Avenue. In the spring of 2024 the city broke ground for the construction of the new Southside Transit Center, located within South City, which will expand local access to public transportation. For now, most residents can reach downtown with one transfer or a quick, 2.5-mile drive on Monroe Street, which borders the neighborhood. Students and staff at Florida A&M University can walk or drive 1 mile to reach the campus.

Mid-century ranch-style homes with flat roofs are commonly seen
In South City, buyers can find less expensive options than in other Tallahassee suburbs. Three- and four-bedroom homes typically fall between $140,000 and $230,000, with some fixer-uppers selling below $100,000. Ranch-style homes are common, many built in the 1950s with midcentury flat roofs. The neighborhood is hilly, and sloped lawns and driveways extend to the street. Grassy yards are studded with oaks and subtropical fauna, offering some privacy between neighbors. Renting is more common here – there are several apartment complexes –than buying, and the South City community is highly engaged in efforts to secure affordable housing. The South City Foundation and other nonprofits have partnered with local government “to rehabilitate and improve housing options,” says Arnold. This initiative includes the renovation of the aging Orange Avenue Apartments into a mixed-income community with modern amenities. The Cap Index crime score for the neighborhood is 8 out of 10 while the national score is 4 out of 10.

Beer and oysters are on menu the just north of the neighborhood
Residents typically head downtown for nights out, often stopping at Proof Brewing Company just north of the neighborhood for craft beer, cocktails and a short but inventive menu of appetizers and handheld entrees. The brewery’s expansive outdoor space attracts couples, friends and families on warm, sunny weekends. Locals refer to Shell Oyster Bar just across the street from Proof as a “hidden gem.” The restaurant, which opened in 1945, is a simple affair with wood-paneled walls and no TVs. The intimate cash-only restaurant serves seafood plates and sandwiches with Southern staples on the side. The neighborhood has necessities close by at the Southside Shopping Plaza, and residents can stock up on groceries at Piggly Wiggly.

The 52-acre Jack L. McLean Park is a large recreational hub with indoor and outdoor amenities. A popular 24-hole disc golf course circles the park beneath pines and large oaks, and two miles of biking trails ribbon across the grounds. The park is also home to basketball, pickleball and basketball courts and there are also several picnic shelters with grills. The community center has a gym, a weight room and multi-purpose rooms for classes and meetings. Swimmers have a choice of two pools at the park’s aquatics complex: a kiddie pool with a slide and play features and an activity pool with a lap lane and areas for open swimming. South City residents are 2 miles from Cascades Park, the site of year-round community events and live performances at the Adderley Amphitheater. Cascades Park also has a splash pad that is popular with the under-five set.
