Prestigious communities flanking Thomasville Road

With its thick collection of live oaks, pine trees and magnolias, the Betton Hills subdivision in northeast Tallahassee is a prime example of a “canopy neighborhood.” Nearby subdivisions are similarly well-treed, which gives this area in northeast Tallahassee a secluded tranquility despite its proximity to I-10 and Thomasville Road, which bisects the neighborhood. The area’s natural beauty, general friendliness and prestigious subdivisions – Betton Hills, Waverly Hills, and gated Woodgate and Penny Lane – make this a highly coveted oasis. “The area is historic, lots are larger and homes are bigger,” says Jim Butler, a Realtor with Coldwell Banker Hartung and president-elect of the Tallahassee Board of Realtors.

Live oaks provide shade for a variety of home styles

Betton Hills is an older subdivision, dating to the 1960s, says Hawkins. Homes in Betton Hills and nearby subdivisions are tucked behind gnarled live oaks and privacy shrubs on streets that curve over hills, although storms in the last five years have toppled a number of trees. Mid-century ranch-style homes with bay windows and porticos share the neighborhood with contemporary Colonials and split levels. Sophisticated homes with Tudor accents, Cape Cods with dormers and newer Florida Cracker homes add variety. There’s also the occasional turn-of-the-century bungalow. Most homes range from $300,000 to $865,000; however, larger homes with unique amenities can start at $1 million and go as high as $2.3 million. According to Butler, the market is still quite brisk: “Inventory is so low anything that comes on the market goes quickly.”

Walk the trail at McCord Park and play pickleball at Winthrop Park

Homeowners in Betton Hills work with the city to keep public parks in the neighborhood looking nice, and locals volunteer for organized projects like removing invasive weeds, says Eliza Hawkins, president of the Betton Hills Neighborhood Association. At McCord Park locals can hike and bike a 2-mile trail, cultivate a community garden and fish from the bridge spanning the small lake’s outflow. A second trail connects to the Betton Hills Nature Center, a 6-acre park preserving local wildlife and native plant habitats. Popular Winthrop Park has tennis courts, pickleball courts and a playground. People who live beyond the borders of the neighborhood come to walk the trails, and they are welcomed. Hawkins recalls a visitor who lost her wedding ring while pushing her baby stroller through one of the parks. A homeowner saw her distress and shared the location of the woman's walk on the Betton Hills Facebook page. "[The ring] was found within a couple of hours and given back to her," says Hawkins. "Things like that happen all the time."

Highly rated K-8 and high schools

Students enroll in the Leon County Schools district, which earns an A-minus from Niche. Schools in the district include Sullivan Elementary, given a B-plus by Niche, and Cobb Middle, given a B. Leon High School, which earns an A grade, is Florida’s oldest continually accredited high school. Leon High offers more than 25 Advanced Placement courses and has a robust performing arts program. The K-8 School of Arts and Sciences at the Centre earns an A-minus from Niche and was named the number one charter school in Tallahassee by Public School Review in 2023.

Food truck socials

The area is also noted for its friendliness. “The whole area is historic, comfortable and friendly,” says Butler. “Neighborhoods hold monthly social events with food trucks. There’s just this great community atmosphere.” Betton Hills hosts a Spring Fest and a Fall Fest each year, with food trucks, as well as a Christmas Eve caroling event. "We do a lot of events. We're constantly in touch with the neighborhood," says Hawkins. "We're a neighborhood association, not a homeowners association. There aren't a lot of strict rules. We don't enforce any covenants or anything. We're more of an entertainment committee."
