Quiet and surprisingly rural
Situated just eight miles west of the Florida state capital, there is a quieter way of life in West Tallahassee along U.S. Route 90, known locally as West Tennessee Street. “This area is more rural for buyers looking to escape the hustle and bustle of downtown and the universities,” says broker associate and partner at McClellan Realty Carmen Mansfield, a fourth-generation native with over 15 years of experience. “It’s peaceful because there’s not a lot of development, and buyers will get larger tracts of land.”
Newer homes at Jordan's Pass
Most housing in West Tallahassee is concentrated in the western portion of the neighborhood in developments off Barineau Road. There are modest ranch-style homes with classical and prairie accents set on large pine-dotted lots. The Jordan’s Pass planned subdivision offers newer construction with Craftsman and bungalow features, including front porches and front-gabled roofs with port windows. “This is the only real development out here, and it’s tucked away, so you can’t even see it from the main road,” Mansfield says. Single-family homes range from $150,000 on the low end for a three-bedroom 1960s ranch to over $350,000 on the high end for four-bedroom new construction. Homes in Jordan’s Pass average around $270,000, making it one of the more affordable neighborhoods in Tallahassee, according to Mansfield.

Hiking at Debbie Lightsey Nature Park
West Tallahassee residents can enjoy open green space, gorgeous pine-lined views and access to undisturbed nature. Quiet and quaint, Broadmoor Pond Park is a classic community park with a paved walking trail along the pond. Leon County planted dozens of trees in 2022, which will eventually mature and offer much welcome shade from the Florida sunshine. The perfect place for an evening dog walk, Martha Wellman Park is situated on five acres and has a wide, paved asphalt trail that is three quarters of a mile long and lighted, with decorative landscaping around a pond. Nearby, Debbie Lightsey Nature Park has over six miles of greenways for hiking and biking on 113 acres. The park has picnic areas, boardwalks and dedicated overlooks for birdwatching. A regional draw just 13 miles away, Lake Talquin State Park is home to one of the state’s finest fishing lakes.

Schools with traditional athletics
Families with children in West Tallahassee are served by Leon County Schools, a well-regarded district with an A-minus from Niche. Kids can start their education at Sabal Palm Elementary, a C-plus school with a student-teacher ratio of 12 to 1, much better than the national average of 17 to 1. An Information Technology Prep School, students may then move on to Griffin Middle School, which gets a C from Niche. Graded a solid B-plus, Rickards High School is above average with a full slate of traditional athletics, including boys and girls weightlifting and bowling.
Dining on West Tennessee Street
Though the best the city has to offer is under 10 miles away, local shopping and dining is concentrated along West Tennessee Street. There’s a Walmart, Home Depot, Walgreens and a host of familiar fast-food favorites. Chile & Chili’s food truck serves authentic Mexican street tacos, burritos and tortas. The earliest of early birds will appreciate Kendall’s Kitchen, which opens at 5 a.m. each weekday. The hole-in-the-wall country kitchen dishes up classic breakfast fare, including grits, omelets and other egg specials.

West Tennessee is easily accessible to downtown and the universities.
Bus access most days
West Tallahassee is accessed local by U.S. Route 90, which runs through the neighborhood from east to west and spills out downtown. Rt. 90 eventually links up with I-10 in both directions, which connects Jacksonville to the east and Mobile to the west. The Tallahassee International Airport is just five miles south via FL-263 North and Capital Circle Southwest. West Tallahassee is served by the StarMetro bus route A most days, with limited service on Sundays.
Higher education haven
Though not necessarily affiliated with the neighborhood in any way, West Tallahassee is a quick drive from several higher education institutions. Tallahassee Community College is just three miles away via Appleyard Drive and West Tennessee Street. Florida State is about four miles away via West Tennessee Street, while Florida A&M University is seven miles away via West Pensacola Street.
