Heathgate’s hands-off HOA
On the north side of Tamarac, minutes from Coral Springs, Heathgate offers quiet suburban living close to everyday conveniences. Its streets are lined by sidewalks, driveways and modular homes on full-size lots. Many assume the neighborhood is HOA-free; however, Heathgate does have a homeowner’s association — it’s just very hands-off. “They’re not intrusive,” says Pedro Rico, a longtime Broward County resident and local Realtor with New Miami Realty. “I say that because there are driveways accommodating commercial trucks and vans, but that doesn’t take away from the neighborhood’s look. People here care for their homes because they want to, not because they feel forced to by an association.” Residents pay less than $150 to the Heathgate-Sunflower Homeowner’s Association annually. The fees contribute to maintaining the community clubhouse, recreational facilities and neighborhood scholarship program. “There’s a pool, a playground, basketball court, paddleball court — you really get a lot for $100-something a year,” Rico says. “That’s really low and very rare.”
Ranch-style modular homes
Heathgate’s a bit of an inland peninsula, with landlocked waterways bordering three of its four sides, giving some properties waterfront views. Palm trees, poincianas and live oaks offer much-needed shade to the community’s quiet streetscape. Properties here are ranch-style modular houses built in the 1970s. They are classic starter homes with two or three bedrooms and floorplans ranging from 850 to a little more than 2,000 square feet. Each house has a different look since siding materials vary from stucco to brick to vinyl. That said, flat mansard roofs are standard, adding a strong, cohesive element to the neighborhood’s vibe. Other common features include driveways, backyard pools and wide, grassy road verges, which many use for extra parking. Homes list between $336,000 and $566,000.
Athletics at J.P. Taravella High
Despite being in Tamarac, Heathgate students are zoned for Coral Gables’s J.P. Taravella High, graded C-plus on Niche. This high school is desirable for its school spirit, reputation, academic programs and extracurricular offerings. Students can enrich their school days with various varsity sports, including basketball, volleyball, swimming, soccer and lacrosse. They can also apply for the Advanced International Certificate of Education program, which allows them to graduate with an advanced international diploma and up to 45 college credit hours. Tamarac Elementary and Millennium 6-12 Collegiate Academy, respectively graded C-plus and A, also serve the neighborhood.
Heathgate is “a family community”
Heathgate and its northern neighbor, Sunflower, share an HOA and amenities. The Heathgate-Sunflower clubhouse has a sign that reads, “a family community,” a nod to the area’s family-oriented foundation. Heathgate’s streets are quiet and ideally suited for walking to the playground with kids in tow. The community pool is another popular spot to stroll to, especially in the summertime. On the other side of the neighborhood, folks can play handball, tennis and basketball on athletic courts. “There’s a big field by the courts where kids fly kites and play soccer,” Rico says. “They have plenty of room to run.” Even more recreational spaces are just outside the neighborhood, such as Gary B. Jones Park for People and Pups and Tamarac Veterans’ Park. On Sundays, Tamarac Veterans’ Memorial Park is transformed into a bustling hub of food trucks, fresh produce and local vendors by the Tamarac Community Farmers Market.
University Drive
Day-to-day conveniences are all up and down University Drive, a major thoroughfare and commercial corridor just west of Heathgate. Folks can get their grocery shopping done at Publix, Aldi, Quince Supermarket or even Whole Foods. They can also take the road farther north into Coral Springs and partake in some retail therapy. Coral Square is a shopping mall with more than 120 stores and restaurants. It’s home to trendy and staple brands, from Journeys and Hot Topic to JCPenney and Macy’s. There are also numerous chain eateries, from nationwide classics like Auntie Anne’s and Popeyes to more local restaurants like Arepasmania and Bakery Italia. Closer to home, Ferro Italian Restaurant & Pizzeria has been a tried-and-true choice for late-night pies and classic Italian fare since the 1980s. The formerly family-owned restaurant may have changed hands in 2020, but it’s kept its place in the hearts — and stomachs — of many happy customers.
Florida’s Turnpike and the Sawgrass Expressway
Heathgate is less than 5 miles west of Florida’s Turnpike and less than 5 miles east of the Sawgrass Expressway. Although the area is mainly car-dependent, bus stops on University Drive provide an option for carless commuting. Fort Lauderdale is about a 14-mile drive away, while Boca Raton is just under a 10-mile trip.
