Suburban Florida living in central Tamarac

The Mainlands of Tamarac Lakes is a collection of subdivisions, each with its own HOA, in central Tamarac. Some sections are age-restricted, others are not. “The neighborhood is quiet. And quieter still in the 55-and-older communities,” says Realtor Arlene Obasogie of Keller Williams, who has worked with clients in South Florida for almost 20 years. The tranquil suburban vibe of the low-traffic streets lined with palm trees and neat rows of classic Floridian homes is just part of the area’s appeal. “The city of Tamarac is robust, and this neighborhood is very close to everything it has to offer. It’s convenient to shopping and dining on Commercial Boulevard and University Drive, good schools and the airport. It’s right in the middle of everything,” Obasogie says.

New Traditional townhomes and standalone block construction

While architectural styles vary depending on the subdivision, most homes are Spanish or Mediterranean-inspired New Traditionals or classic Floridian block construction ranch-style builds. Prices for standalone single-family homes start under $200,000 and rise to nearly $490,000. Townhomes typically sell for between $350,000 and $400,000. HOA fees also vary by subdivision, but many are under $200 a month. The neighborhood’s inland location keeps the flood risk here lower than coastal parts of Florida, but the risk of wind damage during hurricanes and tropical storms is high.

Private Mainlands amenities and public parks nearby offer recreation

“Each community does have its own pool and clubhouse, where they offer a different range of activities, depending on whether the community is 55-plus or not,” Obasogie says. Water’s Edge is a public park in the area, and has a splash pad, outdoor fitness stations and paved walking trails around a fishable lake. Woodville Park has a playground and a dog park. Veterans Park also has a playground, along with an outdoor pool, a gym and various sports facilities. There are several golf and country clubs nearby, including Colony West Golf Club, which has a public, 18-hole course. Hiking trails in the Everglades are accessible a few miles west; the oceanfront is around 10 miles, or about a 30-minute drive, east.

Commercial Boulevard and University Drive have shopping/dining

Strip malls on the Commercial Boulevard and University Drive corridors have grocery stores like Publix and Festival Supermarket, as well as clothing retailers, pet supply shops and beauty parlors. National fast-food and sit-down restaurant chains, like McDonald’s, Denny’s, Applebee’s and First Watch, are scattered throughout the business district. “There are lots of little individually, locally owned restaurants, too. The area is influenced by a cross-section of people. It’s like a melting pot, so there are Jamaican, Haitian, Spanish, and Jewish-influenced restaurants. Whatever food you desire, you can find it there,” Obasogie says. Little Ochi Carl’s Seafood Restaurant is known for Jamaican-Chinese fusion; La Antioqueña Café & Restaurant does classic Colombian fare; Orange Tree Breakfast & Lunch is a no-frills, cash-only American diner.
