Homeowners association helps keep values high
The community’s modern housing is a stylish collection of multi-level homes designed with elements of the Spanish Mediterranean motif, highlighted by tile roofs and decorative stucco facades with large windows. Driveways and attached garages are standard. Front yards are small, but custom landscaping adds curb appeal. Backyards offer golf course views, and some are large enough for pools. Prices range from the mid-$800,000s to $1.1 million. Monthly HOA fees are in the $400 range. “The association runs a tight ship,” says Hector Vidaurre, a broker with RE/MAX Select who specializes in luxury homes in Broward County. “The houses are impeccable, and that helps with the value of the properties.” Vidaurre adds that the neighborhood is both exclusive and safe. Established homes on the community’s edges are not connected to the Woodmont HOA. They feature ranch-style and midcentury-modern designs and are priced from the mid-$500,000s to the high $700,000s. Multi-family alternatives range from the low $200,000s for a two-bedroom condo to the mid-$400,000s for a three-bedroom townhouse. The community is far enough inland that flooding is not a concern; however, there is a high risk of wind damage, especially during hurricane season. The centerpiece of the community is Woodmont Country Club, which, despite its downsizing, still offers 27 holes of golf. The 18-hole Cypress course features a 7,000-yard layout dotted by the trees for which it is named. The 9-hole Pines course plays to almost 3,400 yards. Residents also have access to a community pool and tennis and pickleball courts. Regular social activities are held at the clubhouse. Additional recreation can be found at the Tamarac Recreation Center, which includes several athletic fields. Expanded facilities are available at the nearby Tamarac Sports Complex. Tamarac’s parks and recreation department offers educational and fitness classes for children, adults and seniors at several locations. Nature lovers can enjoy the urban wilderness at Woodmont Natural Area, a 21-acre habitat of pine flatwoods and wetlands where birds, butterflies, ferns and wildflowers are part of the native ecosystem. The Cypress Creek Greenway adjacent to the community is a popular paved path for walkers, runners and bicyclists. The schools that serve Woodmont include Tamarac Elementary, rated B by Niche; Millennium 6-12 Collegiate Academy, an A-rated school; and J.P. Taravella High, a B-rated school. Robotics club students at Tamarac Elementary design, build and code VEX robots, which teaches them teamwork and problem-solving while they learn how math, engineering and computing skills work in real-world applications. High-achieving sixth- through eighth-graders at Millennium can receive high school credit through the Shining Stars Pathway program, and ninth- through 12th-graders can work toward earning an associate’s degree as they complete their high school course work. For everyday needs, residents can head to the Publix Super Market at Tamarac Town Square near the community’s north side. A Walmart Neighborhood Market and a Walgreens are located near the south side. Not far from there along the McNab Road commercial corridor is Creole Garden, a Haitian restaurant known for its griot, a mixture of marinated and fried pork. While its exterior is plain, the food and the tropical interior set this eatery apart. Close by is Rejoice Café, a cozy coffee shop. Entertainment options include Bowlero Tamarac, a 56-lane bowling alley that offers leagues, social clubs and arcade games and is a popular spot for outings with family and friends."Centrally located to all the major highways"
Those who want or need public transportation can catch the bus on several surrounding roadways, and travel throughout the region is easy. “The neighborhood is centrally located to all the major highways,” Vidaurre says. Residents can quickly access State Road 7, the Florida Turnpike and Interstate 95. The Cypress Creek commuter station is right next to I-95, about 8 miles away. Fort Lauderdale and the Fort Lauderdale-Hollywood International Airport are about 20 miles south of the community.
