Two miles from downtown and highly rated schools
In Armory Gardens, folks can live just over 2 miles from downtown and Niche’s highest-ranked high school in Tampa without buying a million-dollar mansion. “People here are close to downtown but live in a quiet, residential atmosphere,” says Rick Woods, Realtor for 16 years, now with Rick and Terry Realtors, the top Keller Williams team in Tampa. This is generally one of the most expensive areas of Tampa because it’s zoned for Plant High School, rated an A-plus by Niche, but Armory Gardens has homes for various budgets. “There are some new homes for over a million dollars, but most are older and lower priced compared to homes in South Tampa,” says Woods. Spanish-inspired 1950s bungalows and ranch-style homes mingle with contemporary postmodern designs, giving a wide range of homes from about $310,000 to $1.3 million. Residents walk or drive less than a mile on the grid streets to restaurants, bakeries and stores like Whole Foods along the nearby thoroughfares. Folks walk down the street to Vila Brothers Park for neighborhood pickleball matches while kids climb on the playground. People drive just over 2 miles to downtown Tampa and the Riverwalk for employment or entertainment.

Spanish Revivals and newer contemporary designs
Armory Gardens has a mixture of cozy 1950s homes and larger new builds. Midsize lawns and large corner lots give residents more breathing room than they could in the city. Older homes have traditional Floridian architecture, with Spanish-inspired stucco exteriors, tile roofs and breezy patios. These range from cozy three-bedroom cottages and ranch-style homes for $310,000 to spacious two-story Spanish Revival homes for about $900,000 with trademark red-tile roofs and white-stucco exteriors ornamented with tilework. Newer builds show off contemporary Craftsman and postmodern designs with sharp lines, asymmetrical roofs and large windows that allow natural light to illuminate the interior. These playful homes are on the higher end of the price range, starting just under $800,000 for a four-bedroom postmodern home that incorporates a traditional stucco interior into its modern aesthetic. Prices climb as high as $1.3 million for an expansive five-bedroom Craftsman with a sizeable front drive and carport leading into a creative, rambling design with breezeways that open the house to the warm climate.

Flooding during the rainy season
Tampa’s subtropical climate and flat topography make flooding common during the excessive rainy season from June to September. During the rainy season, heavy rains and storm surges easily flood Tampa’s waterfront communities. Armory Gardens is a few miles removed from the waterfront, so it isn’t as guaranteed, but flooding in nearby communities can affect commuting and daily life.
