Lined in mature Southern live oaks that hang over the sleepy streets like a lush green canopy, Beach Park is a beautiful community situated on Old Tampa Bay just west of downtown. Early development began with a boom in the 1920s, with the neighborhood’s early intended success differentiating it from countless real estate get-rich-quick schemes that permeated Florida early in the century. Many of the homes in Bach Park were designed by notable Tampa architects and mark a big departure from the bungalow style that dominated the landscape at the time. The neighborhood suffered a steep decline during the Great Depression before rebounding after World War II. Today Beach Park is among the most desirable addresses in Old Tampa.

Bayside community with a high price point
The real estate market is only somewhat competitive in Beach Park, due in large part to a very high cost of entry. The 12-month median sale price for a single-family home was around $1.2 million in January 2024, compared to around $400,000 in greater Tampa. Housing in the neighborhood is varied and eclectic, with a wide range of classic and contemporary architectural styles represented on the sleepy oak-lined streets. In the more established home stock, French, Spanish and Mediterranean influenced details are common, like terra cotta roof tiles, rounded archways and steep gabled roofs. There is also a more decidedly modern style among many of the newer homes– angular and innovative with sharp, sleek lines. Homes in Beach Park range in price from around $1 million on the low end for a four-bedroom, three bath ranch with about 2,000 square feet to over $4 million on the high end for a five-bedroom, eight-bath French colonial estate home with over 6,200 square feet.

Top-tier schools are a draw locally
Families with children in Beach Park are served by Hillsborough County Public Schools, an above average district with a B-plus from Niche, which ranks it as the second-best district in the Tampa area. Students can start their education at Grady Elementary, a walkable community school in nearby Palma Ceia that is graded A by Niche. The school has a student-teacher ratio of 15 to 1, better than the national average of 17 to 1 and is in the top 5% of public elementary schools in Florida. With an A-minus from Niche, at Coleman Middle School, state test scores show 85% of students are at least proficient in math and 80% in reading. Both Grady and Coleman have before and after school programs with certified teachers available to help with homework. The best public high school in the county, according to Niche, Plant High School is graded A-plus. Plant has a full slate of traditional athletic activities, plus golf, lacrosse, tennis and flag football.

Bustling business district blocks away
Mostly residential and quiet by design, Beach Park is walkable to a handful of shopping and dining destinations, but a quick drive to the best Tampa has to offer. The primary business district that serves Beach Park is blocks away in South Tampa, near the intersection of West Morrison Avenue and South Dale Mabry Highway. Closer to home, there is the Publix Market at Westshore on Kennedy Boulevard for stocking up on groceries and essentials. The four-star Westshore Grande is a popular hotel that brings a lot of travelers into the neighborhood. Fresh Food Kitchen is a health food restaurant that sits adjacent to the Petco at the Town Square Center shopping mall.

Dedicated green space at Swann Circle Park
Situated bayside, Beach Park is known for beautiful views that provide a connection to nature. Swann Circle Park is the neighborhood’s outdoor gathering space. Rich in mature oak canopy decorated by hanging Spanish moss, the park has a scenic walking bridge, perfect to rest and take in the sights and sounds. Most dog walkers in the area walk through the park because it’s the only public dedicated green space in the neighborhood. Cypress Point Park is city park on the other side of I-275 just off Memorial Highway. The oceanfront park has a boardwalk, hiking trails, dunes, picnic shelters and a canoe dock. Immediately south of the airport, visitors enjoy watching the planes fly overhead as they relax in the sun.

Directly south of Tampa International Airport
Beach Park is conveniently located for getting around Tampa. Situated near the interchange of I-275 and U.S. Route 92, connecting the neighborhood to the broader region. Downtown Tampa is just five miles east of Beach Park via East Kennedy Boulevard and St. Petersburg is about 20 miles west across the bay. The Tampa International Airport is four miles north of the neighborhood via George J. Bean Parkway and East State Road 60, making the location a draw for frequent fliers. Residents are able to park their cars and travel by foot to nearby destinations or take the Line 30 bus into the city.
Beach Park homes can be found on the waterfront edge south of Westshore.
