Why locals love Belmar in South Tampa

Belmar's prices and popularity are rapidly rising, but for some, it still offers entry into upscale South Tampa. This postwar neighbohood is home to midcentury ranch-styles and long-term residents, although the landscape is shifting. Many younger buyers are making their way here, and new houses in the millions are adding a contemporary touch. Zoning for top schools and a central location on the peninsula make this a sought-after corner of South Tampa.

Homes include lower-priced ranch-styles and upscale new builds.

Belmar was platted in the midcentury with many concrete block ranch-style homes. Many of these properties are still around at a lower price point, while high-end contemporary, New Traditional and Mediterranean homes are being built throughout the neighborhood. Waterfront houses on the west side offer direct bay access for a multi-million-dollar price point. The neighborhood consists of the Bel Mar Shores subdivision to the west and Belmar Gardens to the east.

Prices range from $400,000 to $2.5 million in Belmar areas

Prices range from the low $400,000s to about $2.5 million in Belmar Gardens, and from the mid $500,000s to around $2.4 million in Bel Mar Shores. Though less expensive than other South Tampa neighborhoods like Beach Park, prices are much higher than Tampa. But that hasn't slowed down the market here. "From a luxury market perspective, Bel Mar Shores offers some more affordable options that work for many buyers in the South Tampa market who want great schools in a central location close to everything," says Krista Maddox, Realtor at Smith & Associates Real Estate and a South Tampa native. The whole neighborhood is in a FEMA Special Flood Hazard Area, meaning flood insurance may be required.

Kids can attend Hillsborough County's No. 1 high school

Zoning for top-rated Hillsborough County public schools is one of Belmar's main perks, Maddox says. Plant High School is particularly sought after, ranked the No. 1 public high school in the county by Niche. Kids aren’t limited to assigned schools and can apply to district magnet schools, with options for arts, STEM, International Baccalaureate or career and technical programming. Several private schools, like Holy Trinity Lutheran School, can be found in South Tampa.

Residents walk to restaurants, drive everywhere else

A few restaurants and shops, such as South Tampa Bicycle Company, are withing walking distance. Favorite eateries include:

  • Dead Bob's Too: a laid-back sports bar serving comfort food like pot roast, burgers and Philly egg rolls.
  • Trattoria Pasquale: Italian restaurant with a bring-your-own wine policy.
  • Westshore Pizza: a Tampa chain serving fresh pies, wings, cheesesteaks and subs in a sports-bar setting.
Other amenities require a drive, but they're usually not far. "Everything is only five minutes here, five minutes there," Maddox says. For groceries, Publix is about 2 miles east in Britton Plaza. The Bayshore Boulevard Greenway, a popular bayside trail, is about 3 miles east.

Convenient to Downtown Tampa

Downtown Tampa is about 7 miles northeast via the Selmon Expressway, a toll road. The drive may take between 10 and 30 minutes, depending on traffic. Hillsborough Area Regional Transit also offers bus routes into town, with trips taking about an hour or slightly longer.
