High-end community on Old Tampa Bay

Situated along a prime piece of shoreline off Old Tampa Bay, Bel Mar Shores and neighboring Bel Mar Gardens are two high-end communities with a lot to offer a prospective homebuyer. Highly walkable to a host of independent shopping and dining destination and in around the neighborhood, the Bel Mar area is also family-friendly with sleepy residential streets and some of the best schools in the city. Ranked as the second-best neighborhood to buy a home in Tampa by Niche, Bel Mar has a dense suburban feel, despite being just five miles from downtown.

Rich in waterfront property

Bel Mar Shores is rich in waterfront property which run the lengths of South Beach Drive and West Spring Lake Drive, hiding away the shoreline from the public. The Gun Branch inlet provides even more waterfront availability for homebuyers. Bel Mar Gardens has a unique design, with circle-shaped subdivisions that make the neighborhood feel unusually connected. The real estate market in the Bel Mar area is somewhat competitive despite a high cost of entry. The 12-month median sale price on a single-family home was over $1 million in January 2024 – compared to around $400,000 in greater Tampa. Homes in the neighborhood are varied in eclectic, with many modest ranches and bungalows. There are also majestic homes with Spanish and Mediterranean influences, like terra cotta roof tiles and rounded doors, and sleek contemporary designs with sharp lines and angles. Homes in Bel Mar Shores range in price from around $500,000 for a ranch to over $3.5 million for a home on the water. Homes in Belmar Gardens range from around $350,000 on the low end for a classic ranch to over $1.7 million on the high end for contemporary masterpiece.

Some of the best schools in Tampa

Families with children in the Bel Mar area are served by Hillsborough County Public Schools, an above average district with a B-plus from Niche, which ranks it as the second-best district in the Tampa area. Students can start their education at Grady Elementary, a walkable community school in nearby Palma Ceia that is graded A by Niche. The school has a student-teacher ratio of 15 to 1, better than the national average of 17 to 1 and is in the top 5% of public elementary schools in Florida. With an A-minus from Niche, at Coleman Middle School, state test scores show 85% of students are at least proficient in math and 80% in reading. Both Grady and Coleman have before and after school programs with certified teachers available to help with homework. The best public high school in the county, according to Niche, Plant High School is graded A-plus. Plant has a full slate of traditional athletic activities, plus golf, lacrosse, tennis and flag football.

Mix of commercial and residential

The Bel Mar area is home to many independent dining destinations and specialty stores like And A Leash Specialty Petcare, South Tampa Bicycle and Earl’s Garden Shop-Nursery. The only thing the neighborhood is lacking is a store for stocking up on groceries and essentials, but there is a Publix Super Market about two miles south via El Prado Boulevard and South Manhattan Avenue. Dead Bob’s Too is a friendly neighborhood haunt that is open an airy inside with a welcoming atmosphere. The menu is comfort food to the max, with homestyle favorites like pot roast, burgers and Philly egg rolls. In case it isn’t clear from the red, white and green outside and the map of Italy inside, Trattoria Pasquale an Italian restaurant that serves specials like slow-cooked risotto, homemade gnocchi and fresh seafood in a casual but classy environment. It’s BYOB, meaning guests need to bring their own bottle of wine to enjoy over plates of calamari and mussels. The Intelligent Gourmet is a health food restaurant offering a variety of health-focused juice blends and seasonal vegan bites.

South Gandy Park is just south

There are no traditional city-maintained parks in the Bel Mar area, but the proximity to the water makes the neighborhood a pleasant place for a morning jog or afternoon dog walk. The well-maintained streets have sidewalks, which are shaded by mature tree growth. It’s a straight-shot two miles south to South Gandy Park and AJ Palonis Jr. Park via South West Shore Boulevard, which occupy about 30 acres on either side of the boulevard. The parks are slated for a $2 million improvement project that includes adding public restrooms, shelters and a multi-use pier to provide recreational access for fishing and boating. On the other side of West Gandy Boulevard is Ballast Point Park, a historic waterfront park on Hillsborough Bay that has a cafe, picnic spots, a playground and promises scenic views of downtown Tampa. Known as one of the best places in town to watch the sunrise, the park is known for abundant local wildlife, including dolphins swimming in the distance.

Convenient to downtown, airport

Situated about six miles southwest of downtown Tampa via the Selmon Expressway, a toll road, it’s easy to get around town from the Bel Mar area. Tampa International Airport is seven miles north via South Westshore Boulevard, making it a convenient location for frequent flyers. U.S. Route 92, known locally as South Dale Mabry Highway, can be accessed two miles to the east or south, and then it’s only 20 miles to St. Petersburg and Clearwater across the bay. Bel Mar is highly walkable, allowing residents to park their cars and stay local when they want. HART bus lines 14, 19 and 36 all service the immediate area.
