Central South Tampa neighborhood with bayside, tree-lined streets

Culbreath offers central and scenic South Tampa living from the Tampa Bay’s shores. Old-world Florida is alive and well in this lush section of the city, with streets shaded by mature Southern magnolias, live oaks, palmettos and bald cypresses. Properties here are as established as the surrounding greenery, many of which were built in the mid- to late-20th century. The family-oriented community has two schools and is a short drive from the commercial-lined Henderson Boulevard, featuring dozens of dining options.

Architectural styles include ranch homes and revival designs

Hurricane season is an annual concern in bayside communities like Culbreath. The area is within a special flood zone, so most properties will need flood insurance to be eligible for federally backed mortgages. Prices start with low-rise condo units, which have sold for roughly $250,000 on the neighborhood’s south side. Landlocked single-family properties in HOA-free subdivisions like Culbreath Heights on the east side range from almost $800,000 to around $2.2 million, while waterfront estates in the gated, HOA-managed Culbreath Isles section roughly range from $1 million to $8 million. The neighborhood features a variety of architectural styles. Midcentury ranch-style houses and bungalows are common, along with eye-catching designs, such as those of Greek, Mission and Colonial Revivals. Lots are lush and typically around are quarter-acre. Noise pollution may affect properties near busier roads, such as West Shore Boulevard and Manhattan Avenue.

Ballfields, playgrounds and a community pool offer summer fun

Primarily residential, Culbreath has a recreational scene that’s largely limited to private docks, pools and entertainment spaces in folks’ backyards. There are some ballfields and playgrounds next to Mabry Elementary School on the neighborhood’s east side. The amenity-rich pocket also has a track, football field and Interbay Pool, offering swimmers seven 25-yard lanes each summer. Swann Circle Park, due north, offers a beautiful green scenery in the heart of a quiet neighborhood. The picnic-perfect spot is shaded by tall palms and live oaks draped in Spanish moss. Golfers can find manicured, rolling greens less than 3 miles away at Palma Ceia Golf & Country Club, the city’s oldest private golf club. Membership in the club is by invitation only.

Bern’s Steakhouse and other favorites on Henderson Boulevard

Henderson Boulevard runs along the south side of the neighborhood, lined with a variety of good eats. Locals love The Blind Goat, a speakeasy-style spot serving inventive cocktails, craft pizzas and Mediterranean-inspired comfort food. Streetlight Taco brings bold Mexican flavors to the neighborhood. “There’s a world-famous steakhouse there called Bern’s,” says Tampa native Shannon Burnett, a Realtor with Palermo Real Estate Professionals. “They’ve got one of the biggest wine selections in the world – Google it. It’s an institution here; people come from all over just to go there. You can sneak in by getting a seat at the bar; otherwise, reservations are like three months out.” Just minutes away, U.S. Route 92 adds even more convenience with grocery favorites like Trader Joe’s, The Fresh Market, Wild Fork, Publix and Sprouts Farmers Market, making errands a cinch.
