East Tampa suburbs undergoing transformation
East Arbor Heights might be overlooked compared to its well-known neighbors, Ybor City and Seminole Heights, but its recent redevelopment has received some attention. “There has been a lot of investment in that area, so you’re seeing more small businesses popping up there,” says Brian Walsh, a Realtor with SkyCoast Realty Group. Developers continue to build multi-family residences in place of abandoned homes. Individuals have bought and renovated older homes, either to rent or reside in. East Arbor Heights is a popular option for commuters. “It’s definitely a bedroom community,” Walsh says. “You’re very car-dependent – you’re going to Ybor City, or you’re going to work downtown.”
East Arbor Heights is known for its close proximity to Downtown Tampa.

1940s homes facing renovations or demolition
Many of the single-family properties are Cape Cods and bungalow homes. Most were built between the 1940s and ‘50s, surviving the scores of homes torn down for new highways in the late ‘60s. A two-to-three-bedroom home needing repairs can be priced between $160,000 and $200,000, while those recently removed start at around $220,000 and can get as high as $400,000. New construction has also made an appearance, as empty lots become townhomes and other multi-family residences. “You’ll find a triplex on a big lot,” Walsh says. “It’s currently under a lot of development. Some blocks are all one building.” Homebuyers can expect new construction to be priced around $700,000.

Graduates of Hillsborough County Schools
Students in this neighborhood are enrolled in Hillsborough County Public Schools. The youngest may attend Edison Elementary and Mclane Middle schools, which share a C Niche grade, before attending the A-minus-rated Middleton High School, situated in the neighborhood on Osborne Avenue. For private education options, there is Ferell Girls Preparatory Academy less than one mile away.

Parks along the Hillsborough River
On the neighborhood’s southern end is Robert L. Cole Sr. Community Lake, one of the only parks in surrounding East Tampa. Most of the green spaces are cemeteries. Instead, most drive to spots alongside the Hillsborough River, where they can paddleboard, kayak or visit one of the waterfront parks. Rowlett Park offers roundabout trails and neighbors the 160-acre Rogers Park Golf Course. Golfers can spot some of the tallest rollercoasters at Busch Gardens over the tree line. Skatepark Tampa, an indoor skateboarding park, is under 2 miles away.

Sanwa Farmer’s Market and Eastgate Mall
Markets and dining options are situated on M.L.K. Jr. Boulevard, such as Mama's Soul Food Restaurant. Southern comfort food is what Mama’s does best. Take-out boxes usually contain honey chicken, mac n’ cheese and sweet potato cornbread. East Arbor Heights is close to Eastgate Shopping Mall and its chain restaurants, clothing stores and family-owned Sanwa Farmer’s Market. The historic restaurants, bakeries and cafes are in Ybor City and Seminole Heights along North Florida Avenue.

Nearby Seminole Heights hosts a Sunday morning market from January through May and the Taste of the Heights festival in November.
