Parkland Estates is an esteemed residential respite in the trees, just minutes from the action of downtown Tampa and outlying commercial hotspots. Cragged live oaks and tall palms hang over well-shaded sidewalks, beckoning residents of this small residential strip to take a quiet stroll among the grand custom-built homes. Oftentimes, the only sounds to be heard are the workings of manicured lawns and lush gardens. Yet if they're seeking a night out, residents are only 3 miles west of downtown and even closer to one of South Tampa's most happening commercial districts. “It’s a very tranquil and upscale place to live, but it’s still so close to downtown,” says Mikaela Lynch, Director of Operations at the Bell Henderson Team.

Tunnels of live oak lead to large Colonial Revivals

Parkland Estates welcomes arrivals on its central thoroughfare, MacDill Avenue, which juts off into residential side streets covered in long tunnels of live oak branches. “Homes tend to have larger lot sizes than in surrounding neighborhoods," Lynch says. "There’s a mix of older, more traditional homes and new construction.” Georgian, French and Spanish-style Colonial Revival homes average 3,000 square feet, some boasting an oversized lot. Though many were built in the 1920s, plenty more were built in the 21st century. Newer homes tend to include modern fixtures like floor-to-ceiling windows and backyard pools while maintaining the neighborhood's classical stylings with columns, archways and balusters. Custom-built estates sell for up to $2 million and over, while midcentury ranchers with smaller square footage go for around or just over $1 million.

Spanish tapas, Cuban brunches and Irish pubs

The community is a short walk from South Howard Avenue, a tightly packed entertainment district cheekily nicknamed SoHo. Tampa locals hit the strip to visit a smattering of boutique stores, upscale restaurants and happening bars. Tapas and sangria at Bulla Gastrobar make for a popular night out with neighbors. Youth rec sports and amateur golf tournaments

Residents of Parkland Estates exchange chit chat on the bleachers at youth rec sports events in Hyde Park. In February, members of Palma Ceia Golf and Country Club hop across Morrison Avenue to spectate players competing in the Gasparilla Invitational, a mid-amateur golf tournament that first teed off in 1956. Throughout the year, the Bayshore Baptist Church puts on weekly events such as coffee hours, Tai Chi classes and book clubs, as well as annual events like the Ministry Fair for professional meetups and annual Trunk-Or-Treats for Halloween celebrations.

Hillsborough County's top high school

Public schools in the area are part of the Hillsborough County School District. Students begin at Mitchell Elementary School, built in 1915 and now sporting an A grade from Niche. Nearby parks and private golf clubs

Despite the neighborhood name, the only park in Parkland Estates is Simms Park, which is more of a small green space with benches for sitting. The nearest option for large-scale recreation is Palma Ceia Golf and Country Club, a private club that opened in 1916. Members can practice their short game, break a sweat at the indoor fitness center or compete in tennis tournaments. But all are welcome at Hyde Park, including dogs, who enjoy an off-leash area across from the park's baseball diamond. Sitting 4 blocks east of the neighborhood, Hyde Park is a particularly popular meetup for kickball games.

Long detours to reach highways

Much of the area is walkable. A resident can even walk to the other side of Swann Avenue for a routine physical at HCA South Tampa Hospital. Residents often drive for trips further out of the neighborhood, but trips into downtown Tampa often require taking city streets. Accessing the nearest entrance ramps to the Selmon Expressway requires a mile-long detour in the opposite direction of downtown. However, bus routes along West Swann Avenue and South Howard Avenue offer an alternative.
