Rainbow Heights is a rapidly revitalizing area of eastside Tampa, attracting buyers looking for quick commuting and competitive home prices. “It’s an up-and-coming neighborhood, with a mix of older and new construction homes. And the traffic’s not bad in that particular area,” says Florida’s A Team Realtor Stephanie Riggins, who has nearly 15 years of experience. Downtown, the Ybor City historic district and attractions like Busch Gardens are all located within about a 6-mile radius of Rainbow Heights. Even at the height of rush hour traffic, Riggins says they’re all about a 30-minute drive away. “It’s centrally located in terms of east Tampa,” agrees Jenn Cook, a Coastal Properties Group Realtor with over 20 years of experience. “It’s a true commuter, bedroom community, where you can pretty much get to jobs and shopping and restaurants within minutes,” Cook adds.

Cottages built since 1960 sell for under the Tampa median
Many of these Craftsman and Spanish-inspired Minimal Traditional cottages were built between the 1960s and early 2000s, and rarely reach the market. “A lot of the original owners have stayed here and continue to stay here,” Cook says. “They’re not motivated to leave. But there are some investors coming in and knocking down houses and building new.” Prices range from $90,000 to about $200,000 for older, less updated properties, while freshly renovated homes and new builds typically sell for between $200,000 and $355,000. “It’s on the low end for the city,” Riggins says. Tampa’s median single-family home price is around $480,000.

Shopping and dining on U.S. Route 41, 22nd Street and in Ybor City
The U.S. Route 41 and 22nd Street commercial corridors are lined with retailers like Ross and DD’s Discounts, beauty supply shops, convenience stores and more. Sanwa Farmer’s Market, a small regional chain known for multicultural goods and multilingual staff, is nearby. Publix is around the corner. Casual mom-and-pop eateries like Nick’s Gyros & Subs and Hector’s Mexican Food surround the market. For upscale dining, boutiques and vintage shops, Cook says locals head downtown or to Ybor City, a historic district about 10 minutes away. Hillsborough County high school offers STEM magnet programs
Potter Elementary and Sligh Middle receive C grades from Niche. Middleton High gets an A-minus. The high school, built in 2002 for $46.5 million, is known as Hillsborough’s most technologically advanced. The STEM-focused school offers magnet programs in engineering, biomedicine/biotechnology, cyber security and computer game design.
Potter Elementary School has 441 students in grades PK and K-5.
Middleton High School has a student-teacher ratio of 15 to 1.

Major highways, HART bus stops put Tampa metro in reach
U.S. Routes 41 and 92, as well as Interstates 4 and 275 connect around the Tampa metro, but residents can avoid major highways when heading downtown. Taking M.L.K Jr. Boulevard and Nebraska Avenue is usually quicker; the drive only takes about 15 minutes without traffic. Hillsborough County Regional Transit Authority, or HART, buses serve the neighborhood, picking up from stops on Osborne Avenue and 34th Street. Several routes run to destinations like Tampa General Hospital and Tampa International Airport. By car, both the hospital and airport are less than 30 minutes away, though drive-time increases during rush hour.
