A growing riverfront neighborhood located 5 miles from Downtown Tampa
Riverbend, a residential neighborhood of Tampa, lives up to its name as its streets rest inside the curve of a major waterway. "It's up and coming, bordered on the Hillsborough River. We live on the river and love it. It's more affordable riverfront than other areas," says Realtor Kevin Hearne, a neighborhood resident for 13 years and board member of the Riverbend Civic Association. The area offers parks, houses on the water and a business district on Hillsborough Avenue that supports a diverse food scene. Locals also enjoy major attractions like ZooTampa and Busch Gardens Tampa Bay within 5 miles of home.
Of course, waterfront living is an option for some in Riverbend.

Ranch-styles and newer construction are common around these Tampa suburbs
North of downtown Tampa, Riverbend comprises grid-style blocks featuring larger lots with garden beds and diverse single-family homes. Architectural styles include ranch-style homes and larger riverfront homes incorporating Craftsman, farmhouse and Modern architectural features. Much of the newer housing lies on secluded winding roads, and remodeled homes have become more common. "My wife and I have helped raise the bar and renovated the neighborhood," Hearne says. "We did a total gut renovation to a 1950s home. We're planning to build four new homes." Riverbend properties between $300,000 and $400,000 don't last long; most sell within a month of being listed. New builds and recently renovated homes tend to be priced much higher, starting at around $560,000 and as high as $800,000 for those near the Hillsborough River.

Hillsborough County Schools serve Riverbend
According to Niche, the Hillsborough County School District serves area students and earns a B-plus rating. Schools include Oak Grove Elementary School, Memorial Middle School and Hillsborough High School. The elementary and middle schools have B-minus and C-plus grades, respectively. Hillsborough High School earns an A-minus grade and offers courses like User Interface Design, Fashion Marketing Essentials and Keyboard.

Within 1 mile is La Pequena Colombia, a family-owned restaurant serving classic Colombian dishes like arroz con pollo. The local haunt also has a bakery, an adjacent dance club and an outdoor patio with lush tropical foliage. Other dining options within a 2-mile radius include Rocky's Tacos Tampa, which offers authentic Mexican dishes from a food truck. At La Giraldilla Tampa, a Cuban eatery and pizzeria, patrons can dine in a relaxed atmosphere with plenty of booths. For Italian American foods, ABC Pizza House is a longstanding family-owned spot with a casual setting. Located off Hillsborough Avenue is United Skates of America, a lively roller rink and arcade. The Creative Arts Theatre puts on artistic and educational performances. The five-person, city-funded professional theatre troupe works out of a small building on Rome Avenue, performing scenes inspired by children's literature at community centers, libraries and schools throughout the region. At ZooTampa at Lowry Park, visitors can see animals like manatees, stingrays and a pygmy hippo. They can also cool off at the splash pad or log flume ride. Busch Garden Tampa Bay is a little over 5 miles east.

5-mile commute between Riverbend and Tampa
About 5 miles from Downtown Tampa, residents can drive via Interstate 275 South or take a Hillsborough Area Regional Transit Authority bus at stops throughout the neighborhood. "It's centrally located. There's an easy commute to downtown, the airport and Busch Gardens," Hearne says. For other travel, residents can access Tampa International Airport. Locals can access immediate medical care at St. Joseph's Hospital in neighboring Plaza Terrace or AdventHealth Carrollwood Hospital, 3 miles west.

Tampa's hurricane experience leads city to constantly improve disaster plans
