Eclectic sculpture as the mascot of historic Seminole Heights
Locals don't get very far in Seminole Heights before seeing a distinct, two-headed alligator pictured on everything, from murals to t-shirts to flags. Most say it started with a photo of a two-headed gator spotted in a nearby lake – allegedly the same one stuffed and on display at neighborhood hangout Ella's Americana Folk Art Café. "I don't know if the two-headed alligator at Ella's is real," says Chris Zoller, a Realtor at Brainard Realty with close to a decade of experience. "It's definitely our local mascot." Beyond the famous gator, Seminole Heights is known for its rich history, strong sense of community and unbeatable location. "People love that it has a small-town feel, yet it's close to major highways and 10 minutes from downtown Tampa," says Zoller. "I've heard people compare Seminole Heights to Brooklyn, New York, because it has such great walkability; it's a fun area to live in and it's got great vibes."

Homey Craftsman bungalows and new builds in an high value housing market
Nationally designated as a historic district, Seminole Heights features an array of architectural styles, from early 20th-century Craftsman-style bungalows to Florida crackers to modernized Mediterraneans. Smaller pockets feature a mix of original Craftsman bungalows with a slew of contemporary builds under construction. "The area has seen a ton of redevelopment over the last few years," says Lorynn Gavin, a Tampa resident and Realtor at Out Fast Realty & Investments, with over $6 million in sales. "As for home prices, I could sell my house for twice the value I bought it for in 2019." Home prices range from $320,000 for a modest bungalow to $900,000 for a larger house and upwards of $1.5 million for newer builds.

Local parks, garden centers and water sports along Hillsborough River
Boasting the longest stretch of riverfront park space in Tampa, Seminole Heights has everything from pocket parks and beach volleyball courts to dog parks and a disc golf course. The Seminole Heights Community Garden allows residents to volunteer in exchange for fresh produce. At the same time, the 160-acre Rogers Park Golf Course has an 18-hole course for all skill levels to enjoy. Locals spend a lot of time kayaking and paddleboarding on the Hillsborough River. One stop along the river is Jean Street Shipyard, established in 1843; it is the oldest shipyard in the state. Another area highlight is ZooTampa, just across the river at Lowry Park, which is home to primates, giraffes, local wildlife and more.
There are many parks in Seminole Heights and you'll almost always see dogs walking their owners.

Nearby convenience stores and the eclectic cafe scene in Seminole Heights
Shopping-wise, several drugstores and convenience stores are scattered throughout the neighborhood, as well as franchise grocery stores like Publix. Patrons can feast on southern fare in an 1898 Victorian home at Front Porch. One floor down, Bart's Tavern features live music on weekends. Independent Bar & Café is another watering hole that offers local craft beer and rare European brews. Music and art lovers can get their fix at the quirky Ella's Americana Folk Art Café, which combines soul food with live music and local artwork. New additions to the restaurant scene including the health-conscious Harvest Bowl and The C-House, a restaurant specializing in fine champagnes, charcuterie, cheesecake and other goods starting with C. Garden events and bi-weekly markets
Seminole Heights hosts seed swaps, yoga classes and garden tours throughout the year at the Seminole Heights Community Garden. Patrons shop for fresh produce and crafts at the Seminole Heights Market, hosted every second Sunday at Hillsborough High School.

School days at Hillsborough County Schools
The area is zoned to Hillsborough County Public Schools. Students start at Broward Elementary, which opened in 1927 and has an overall C-rating on Niche. They then move on to Memorial Middle and Hillsborough High School, the oldest high school in Hillsborough County with an overall A-minus Niche rating. The high school has excellent athletic programs that graduated professional athletes for NFL teams like the Dallas Cowboys and the New England Patriots.
Broward Elementary opened in September 1927 and is an option for Seminole Heights children.
