Suburban neighborhood with a history as "Florida's Coney Island"
Easily identifiable by its iconic water tower along the Hillsborough River, Sulphur Springs is a neighborhood rich with history undergoing a residential transformation. From the late 19th century into the 1940s, the neighborhood was a major tourist attraction. “Florida’s Coney Island” featured a 40-foot water slide, an alligator farm and a hotel arcade. Tampa annexed Sulphur Springs in 1953, and it quickly became an established urban neighborhood.

Small bungalows and new developments in Sulphur Springs
Today, the neighborhood has blocks of small single-family homes bordering one of the trendiest neighborhoods in the city. New developments and local investments have resulted in many houses being renovated and the surrounding areas landscaped. That has spurred ongoing development of homes that typically incorporate the bungalow style. Prices range from the low $100,000s to the high $400,000s for renovated homes on larger lots. “Right now, not only are you seeing renovations, but new construction is popping up,” says Nathan Williams II, a Realtor with People’s Choice Realty. “From what I have heard from developers, many people are seeing the area as potentially becoming gentrified mainly because of its proximity to Seminole Heights.” Sulphur Springs has a CAP Index of 8 out of 10, higher than the national average of 4 out of 10. However, the community and the city of Tampa have partnered to establish Resources in Community Hope House. This program serves economically challenged areas by offering after-school and summer school programming and family social services.

Easy access to Nebraska Avenue
The neighborhood provides easy access to the bars, restaurants and vintage shops of Seminole Heights, but it is conveniently located for another reason. Interstate 275 and U.S. Route 41, known as Nebraska Avenue, run through the neighborhood. “Obviously, you have very, very easy access to 275, and Nebraska is a fairly significant artery in the city of Tampa,” says Williams. “It’s easy to get in and out.” Nebraska Avenue runs through Seminole Heights and connects directly south to downtown Tampa, only 5 miles away.

School days in Sulphur Springs
Students can attend Sulphur Springs K-8 Community School, an institution that has been part of the neighborhood since 1926 and has a C-rating on Niche, and Chamberlain High School, which has a C-plus rating on Niche. Chamberlain High has NFL players and the current mayor of Tampa, Jane Castor, on its alumni roster.

Nearby Business 41, also known as Florida Avenue, provides plenty of retail and dining options for Sulphur Springs residents. The historic water tower overlooks lush parks
Several parks dot the southern edge of the neighborhood along the Hillsborough River. The historic 21-story water tower, built in 1927, is the centerpiece of River Tower Park. The Florida Orchestra hosts a free concert there each fall to raise money for efforts to preserve the tower and the land that surrounds it. Nearby, Sulphur Springs Park features a popular community pool and walking trails. Mann-Wagon Memorial Park has a small museum and educational play area that details the neighborhood’s history. Farther downriver is Rowlett Park, a sprawling green space where visitors can fish, launch watercraft and enjoy miles of paved and unpaved trails. The park is also home to a rollerblading hockey rink and the first wheelchair softball field in the state. The “field” was built by modifying an underutilized tennis court for wheelchair competition. Additional recreation is available at Springhill Park Community Center, which recently upgraded its indoor facilities and athletic fields. At the same time, George Bartholomew Community Center hosts public meetings on issues pertinent to neighborhood residents.
