On the southwestern edge of Taunton lies Wades Corner, where the wooded, gentle hills are suited for golf course greens, nature preserves and homes offering a bit of breathing room. This suburb on the cusp of town has a quiet feel, though some new construction homes have recently arrived on the scene causing the area to expand. “We have had an influx of transplants in recent years,” says Cyndi Arpin, a lifelong Taunton resident and Realtor with Brownstone Realty Group. “Homes here are still reasonably priced, so we’ve seen a lot of families from around Boston moving down here, where they can get more house for their money.” Although many new homeowners are moving to the area, Arpin notes: “There are also a lot of people who have lived here for generations, though, so it’s a real mix.” Larger homes are a major draw in Wades Corner, where many houses are situated on 1 to 2-acre lots.

Sprawling lots and new construction townhouses
Across Wades Corner, homes are situated on one-lane thoroughfares, along small neighborhood streets or behind long gravel driveways. This area is large and sprawling, with generously sized wooded lots to match. “You’re still in Taunton, but it doesn’t really feel like a city,” says Kathleen Humphrey, broker and owner of Humphrey Realty Group. “It honestly feels rural, but you have great access to Route 44.” While some new construction homes are fresh to the market, there are also 1960s ranch-style homes plus Cape Cods and Colonial Revivals from the ‘90s and early 2000s. Houses on less than an acre of land tend to list between $390,000 and $600,000, while lot sizes of an acre or more tend to push prices into the $660,000 to $1 million range. There are also some townhouses and condos in the area, with older properties starting at $310,000 and new constructions listing for up to $520,000.

Tee up at a municipal course or Segregansett Country Club
Along the Three Mile River on the east side of the neighborhood lies the John F. Parker Golf Course. This nine-hole municipal golf course was established in 1928 and initially privately owned but was later purchased by the City of Taunton to preserve the land surrounding the river. For a longer 18-hole game, golfers can inquire about membership or visit during the public tee times at Segregansett Country Club. North of Rocky Woods Street is a swath of densely wooded forests comprised of the Puddingstone Wildlife Management Area and the Arthur Sharp Estate, owned by Massachusetts and Taunton, respectively. Taunton Public Schools serve Wades Corner. Edmund Hatch Bennett Elementary scores a C-plus from Niche, while Benjamin Friedman Middle earns a B-minus. Most residents head to the quaint downtown area surrounding Taunton Green for boutique shopping and more local eats. Most national retailers stop on the east side of town along Massachusetts Route 24.

Commute into downtown Taunton or Providence
Easy access to U.S. Highway 44 puts Wades Corner residents roughly 5 miles or less from Taunton’s City Center, also near Morton Hospital. Providence is approximately 14 to 17 miles west, and Rhode Island T.F. Green International Airport is about 21 to 23 miles away. Boston is a little over 40 miles north. “Interstate 459 is just north, and traffic is a lot better around Taunton than around those big cities,” Arpin says. “There’s a lot of commerce close by, specifically in Raynham and Norton.” This suburban area is car-dependent, and the nearest Greater Attleboro Taunton Regional Transit Authority bus stop is at the Hannaford on Warner Boulevard.
