The growing South Beaumont offers rural living among Southeast Texas' wetlands
Among the gator-filled wetlands of Texas' Jefferson County is South Beaumont — a rural, bayou-laden region outside of Houston containing the small communities of Hamshire, Fannett and Cheek. About 14 miles south of downtown Beaumont, South Beaumont offers quiet living while still being relatively close to the city's offerings. "In South Beaumont, there are a lot of areas that are rural and country, but people still consider it Beaumont even though it's not quite in the city limits," says local Realtor Will Johnson of William TJ Realty, who grew up in the Greater Houston region and manages a YouTube channel dedicated to Houston real estate. "A lot of South Beaumont is open land, but as people sell their ranches, more subdivisions and master-planned communities have developed."
Home styles and prices vary greatly throughout South Beaumont
South Beaumont's country roads feature blooming communities containing large estates with traditional brick architecture on sprawling lots while older ranch homes and farmhouses are scattered throughout the region. Home prices vary dramatically with older homes built between the 1950s and '60s ranging from $100,000 to $300,000 while newer builds containing five or more bedrooms can price between $300,000 and upwards of $1 million.

South Beaumont's B-graded schools offer strong athletics and extracurriculars
Students in South Beaumont are served by the Hamshire-Fannett Independent School District. Children from prekindergarten through Grade 3 may go to Hamshire-Fannett Elementary School before advancing to Hamshire-Fannett Intermediate School and Hamshire-Fannett Middle School — each of which earn an overall grade of B-plus from Niche. South Beaumont does not contain many neighborhood parks, though residents are in proximity to several outdoor attractions. The 900-acre Cattail Marsh Scenic Wetlands & Boardwalk is a hot spot for hiking and picturesque views of South Beaumont's bayous and local wildlife, including pelicans, ibis and, of course, gators. For more reptile adventures, Gator Country off Highway 365 offers guests the chance to come face-to-face with gators, snakes and other indigenous species. The gator sanctuary houses over 450 animals, including a 92-year-old, 13-foot-long gator named Big Al. Residents can even book a tee time at Bayou Din Golf Club — an 18-hole course attracting Beaumont locals since 1959.

South Beaumont does not contain large grocery stores, though locals can pick up daily essentials from Dollar General or gather fresh meats and produce from Market Basket 17 miles southwest in Winnie. Restaurants are also scarce, but not nonexistent. The locally-owned Longhorn Cafe is an area staple for its burgers and sandwiches while Fannett Seafood offers Cajun gumbo and grilled catfish.

Given its rural setting, South Beaumont is not walkable and does not offer public transportation, so residents will need a car to get around. With very little traffic to deal with, locals can enjoy smooth drives through the country, though Interstate 10, which serves as the region's northwestern border, is undergoing some major construction. "In about 10 years or so, Beaumont's population is going to increase a lot because they're widening I-10 from Winnie to Beaumont. They're gearing up to bring more traffic through the area, so Beaumont's going to be growing significantly."
