This commercial strip features restaurant chains like Mellow Mushroom and local spots like Desert Roots Kitchen, a vegan café whose menu changes daily. There are also retailers like Urban Outfitters and The Plant Mill, a locally owned indoor plant nursery that also sells gardening gear and nature-themed books. The 10-acre Clark Park, the neighborhood’s namesake, is just across Roosevelt Road. The park has a playground and baseball field, but its most popular hangout is the pool, renovated and reopened in 2024 with a 17-foot water slide. The Clark Park Community Center, which also reopened in 2024, offers fitness and arts classes for all ages. At the Clark Park Community Garden, gardeners can rent a raised bed and put their green thumbs to work. Nearby, the 25-acre Tempe Beach Park provides access to Tempe Town Lake, a dammed portion of the Salt River where locals can kayak or paddleboard. Just across the lake, the nearly 1,500-acre Papago Park is home to hiking trails, the Phoenix Zoo and the Desert Botanical Garden.Del Webb-designed midcentury homes
Clark Park’s midcentury ranch-style homes sit along shaded, sidewalk-less streets amid grassy lawns and mature trees. “The lot size and distance between homes give homeowners the flexibility to add square footage,” says Katie Walsh, a Realtor with Keller Williams East Valley who’s sold homes here for 19 years. “And without a homeowners association, they can paint it purple if they want to.” Homes typically have an attached one-car garage or carport, and many are painted in bright colors and shaded by lush trees. North of 17th Street, the Campus Homes are a collection of 1950s ranch-style homes built by famed area real estate developer Del Webb, characterized by a nine-paned floor-to-ceiling window by the front door.Most of the neighborhood's midcentury ranch-style homes range from 900 to 2,200 square feet, and depending on a home's size, prices range from $340,000 to $650,000. Many of the homes here are available to rent.
Dual enrollment at Tempe High
Local kids can start school at Holdeman Elementary, which earns a C-plus from Niche, and then attend the C-rated Geneva Epps Mosley Middle. At the C-plus-rated Tempe High, which borders the neighborhood, students can enroll in the International Baccalaureate program or earn college credit from the dual enrollment program. They can also join over 40 clubs, including the Tempe Math Team, the Scrapbooking Club and Mock Trial. Nearby private schools include the A-plus-rated Emmanuel Lutheran School and the A-rated Our Lady of Mount Carmel School.Arizona State University, located about a mile away, enrolls over 50,000 on-campus students in nearly 1,000 undergraduate, graduate and certificate programs. Athletics events draw big crowds to watch the Division I Sun Devils teams compete, and the ASU Art Museum and ASU Gammage theater are open to the public.
The Tempe Festival of the Arts
The Tempe Festival of the Arts has been the city’s landmark event for over 50 years. Each December and March, over 350 artists move into downtown Tempe, within walking distance of Clark Park, to showcase and sell their work. Attendees can enjoy multiple stages of live music, wine tastings and several blocks of vendors. Locals are also close to ASU’s popular events, like the annual Lantern Walk each October during Homecoming, where students, faculty and alumni carry lanterns to the top of “A” Mountain.Within 3 miles of the 202 and I-10
Interstate 10 and the 202 freeway are within 3 miles, both leading roughly 11 miles to downtown Phoenix. Downtown Tempe is about a mile away, and residents can take West 13th Street to Mill Avenue to get there. The Valley Metro bus stops throughout the neighborhood, and the Valley Metro light rail on Mill Avenue provides an alternate route to downtown Phoenix. Bike lanes and sidewalks on Roosevelt and West 13th Streets make it easy for cyclists and pedestrians to get to downtown Tempe and ASU. “The majority of these homes have sewer lines that are made of Orangeburg, which over the years has turned into more of a paper-like substance that roots from trees are able to easily penetrate,” Walsh says. “It’s not an if, it’s a when that line will collapse.” She recommends homebuyers here get a sewer scope during the home inspection to ensure the pipes are in good shape.
