Gililland, sitting at the edge of the Arizona State University college scene

Minutes from the sprawling campus of Arizona State University and the city center, Gililland is a community that blossomed in the midcentury and continues to be a staple of Tempe living. While the neighborhood is almost entirely residential, it's surrounded by shopping and dining areas and the bustling crowds that come with it. "Tempe is very much a college town, and of course, there are young professionals, but also parents moving here with their kids and putting in the investment on a home now," says Kim Panozzo, a Realtor with HomeSmart who has 20 years of experience. "It's nice to live near campus without being right on top of it. You're close to all the fun, hip places."

Remodeled midcentury homes in a laid-back neighborhood setting

Narrow sidewalks flank the wide, flat roads of Gililland, with the Tempe cityscape visible far off in the distance. Houses sit on small lots with pebbled lawns adorned with tall palms and mesquite trees. The neighborhood is filled almost entirely with ranch-style homes built between 1950 and 1980. "Remodeling is much more common here than new construction," Panozzo says. "Most of the homes are brick and mortar, and people renovate to make the interiors stunning. There's more charm to it." Homes that haven't undergone many renovations or are on the smaller side sell between $400,000 and $500,000, while remodeled or contemporary housing with sought-after features, such as pools, can sell between $550,000 and $750,000.

Local restaurants on University Drive and shopping on Mill Avenue

University Drive, which borders the neighborhood's north side, is dotted with local restaurants that have become neighborhood favorites. Harlow's Café is often packed with residents enjoying a classic American breakfast, and Yatai Ramen's flavorful broths are all based on recipes from Chef Mark Kondo's hometown of Osaka. Less than a mile from the neighborhood is Centerpoint on Mill, a pedestrian-friendly outdoor complex with grocery stores, specialty shops and restaurants. "Mill Avenue is less than a 10-minute drive away, and it's got all the cute stores, fun bars, things like that," Panozzo says. "Walking anywhere around campus, I will say, I've always felt safe and secure taking my family down there."

A vivid arts and nightlife scene in Tempe

Being close to the college campus means being close to the events, from live music nights at bars on Mill Avenue to rotating exhibits at the ASU Art Museum. "The Tempe Center for the Arts was finished maybe about five years ago. It's by the waterfront," Panozzo says. "There's always something great happening there. Music events, dance, you name it. The arts are big here."

Taking the steps before college at nearby Tempe public schools

Kindergarten through eighth-grade students attend schools in the Tempe Elementary School District, and Gililland is zoned to Holdeman Elementary School, which receives a C-plus on Niche. Kids can move on to C-rated Geneva Epps Mosley Middle School before heading to C-plus-rated Tempe High School. Established in 1907, the high school has several different advanced courses and is best known for its H.O.P.E. program, where students can begin early training in the medical field in partnership with Tempe St. Luke's Hospital.

Living close to diverse outdoor recreation and youth arts programs

The community is bordered by Mitchell Park, which is close enough to be a 5- to 15-minute walk away from home. Anchored by a large playground, the park features volleyball and basketball courts, a soccer field and a skate park. A connecting dog park has a fenced-in area where dogs are allowed off-leash. Mitchell Park is also the site of Childsplay Theatre Inc., a performing arts center that focuses on introducing and teaching children about live theater.

Close to public transportation, major roads and the airport

Gililland's position near the center of Tempe means several bus routes run throughout the neighborhood, connecting to downtown and many other central Tempe neighborhoods. Interstate 10 and Hohokam Expressway are less than 2 miles away. The interstate and expressway lead to Phoenix Sky Harbor International Airport, about 4 miles away, or less than a 10-minute drive. The closest medical plaza, the HonorHealth Tempe Medical Center, is located off nearby Mill Avenue.
