A historic neighborhood that stays fresh
Though Maple Ash is Tempe’s oldest neighborhood, its proximity to Arizona State University and downtown Tempe keeps it from getting stuck in its ways. “It’s very artsy and feels a lot like parts of Austin,” says Katie Walsh, a Realtor with Keller Williams East Valley who’s sold homes here for 19 years. “Tempe has grants for the arts that no other city does. They bring in artists to do mosaics all over the area. Even the street signs are different. There’s lots of public art, and people have sculptures in their yards.” ASU is just across Mill Avenue, making the neighborhood a popular place for both students and longtime university faculty. The Mill Avenue District, Tempe’s hub for nightlife and restaurants, is also within walking distance. John Zook, a Realtor with West USA Realty who’s sold homes in the area for 20 years, says, “It's an ideal location for somebody who wants an urban feel and lifestyle.”

Early 20th century homes amid a lush, green landscape
Maple Ash has access to flood irrigation, which supports green lawns and a lush tree canopy. Though buyers can find some midcentury ranch-style and 21st-century new traditional homes, most homes here date to the early 20th century. Southwestern-style houses generally have clay-tiled roofs, stucco exteriors and arched doorways, and Craftsman homes and cottages are often listed on the National Register of Historic Places or the Tempe Historic Register. The neighborhood itself isn't designated as historic, though, which gives homeowners the flexibility to remodel or build on their lots with few restrictions.
Houses here don’t come on the market very often, and Zook says, “With the proximity to campus, nothing stays vacant or on the market for very long at all.” According to a Homes.com calculation, which uses a combination of estimate data, the average home value in the neighborhood was around $650,000 in late 2024. Many homes are available for rent.

Near Tempe Town Lake
Named after the founder of the Tempe Garden Club, the 1-acre Birchett Park is surrounded by busy streets but offers green space and thoughtful landscaping where residents can relax. The 25-acre Tempe Beach Park nearby has a playground and splash pad for the kids, as well as walking paths along Tempe Town Lake, a 2-mile-long section of the Salt River that’s been dammed. Here, boaters can take kayaks and paddleboats out on the lake, and anglers can catch bass, trout and catfish. At the 25-acre Hayden Butte Preserve Park, hikers can climb to the top of “A” Mountain, which earns its name from the 60-foot letter “A” that’s been on the mountain since the 1930s; the hike to the summit includes around 500 petroglyphs created by the Hohokam people roughly 1,000 years ago.

Home of the haunted Casey Moore’s Oyster House
Locals can start the day at the family-owned King Coffee, which serves a variety of coffee drinks and breakfast dishes. Casey Moore’s Oyster House has been a popular neighborhood hangout since the 1980s. Located in an early 20th-century house, many locals believe the Irish-themed restaurant to be haunted, and there have been sightings of a ghostly couple, eerie lights and flying silverware. The shops and restaurants of downtown Tempe are also within walking distance, where diners can enjoy a beer while watching sports at Pedal Haus Brewing and sample the meat pies at Cornish Pasty Co. Whole Foods Market is just across University Drive, and Tempe Farmers Market sells local veggies during the day and hosts live music at night.

Luminarias on Christmas Eve
Block parties happen regularly, including an annual Friendsgiving potluck meal where residents close 12th Street and celebrate with a variety of homemade dishes. Each year on Christmas Eve, neighbors gather after sunset to light glowing paper lanterns called luminarias and place them along the neighborhood’s streets. In downtown Tempe, the Tempe Festival of the Arts has filled the streets with art for over 50 years; the event, which includes over 350 artists selling their work, takes place each March and December.
Over 40 clubs at Tempe High
Local kids can attend Holdeman Elementary, which scores a C-plus from Niche, and then go to the C-rated Geneva Epps Mosley Middle. At the C-plus-rated Tempe High, students can join over 40 clubs, including the History Buffs, the Yearbook Club, and the Personal Finance and Economic Program. Nearby private schools include the A-rated Our Lady of Mount Carmel School, a Catholic school for kindergarten through Grade 8 that’s served the community since 1945.
Arizona State University, located just across Mill Avenue, enrolls over 50,000 students who live on or near campus and employs over 20,000 faculty and staff. Maple Ash’s residents can walk to many of the university’s public amenities, like the ASU Art Museum and the ASU Gammage theater. ASU’s Hillel Jewish Student Center, Chabad at ASU and Campus Christian Center are located in Maple Ash.
Geneva Mosley Middle School in Maple Ash serves students in 6th to 8th grade.
Tempe High has earned numerous academic, artistic, and athletic awards over the years.

Within walking distance of downtown Tempe
Mill Avenue’s bus stops, bike lanes and sidewalks make it easy to get to downtown Tempe, less than a mile north. The 202 freeway and Interstate 10 are within 3 miles, leading around 11 miles to downtown Phoenix. Residents can also hop on the Valley Metro light rail, which stops along Mill Avenue, to get to Phoenix or Mesa, around 8 miles away. HonorHealth Tempe Medical Center is in the neighborhood, and Phoenix Sky Harbor International Airport is a roughly 4-mile trip.
