University Drive is lined with the neighborhood's restaurants. At Perfect Pear Bistro, local ingredients are highlighted in a variety of salads and sandwiches. Thai Basil has offered classic Thai dishes here for over 20 years. Nearby, Casey Moore’s Oyster House is a popular spot for dinner and nightlife, known for its large patio, seafood menu and haunted dining room. University Drive also has specialty stores, like Ash Avenue Comics & Books and Buffalo Exchange, a used clothing store.

Live theater at Childsplay, the Gammage and Tempe Center for the Arts
Mitchell Park East is near several venues where residents can take in some of Tempe’s popular cultural events. Childsplay, a kid-friendly theater company, is based out of Mitchell Park and hosts regular plays and acting classes for kids. “The Gammage is a huge draw,” says Laura Moore, an associate broker with Coldwell Banker Realty who’s sold homes here for nine years. “It’s a really great theater, and they have ballets and Broadway musicals. I’ve been going there since I was a little girl.” The Tempe Center for the Arts hosts performances from the Arizona Theater Company and the Tempe Symphony Orchestra. There are also regular festivals along Mill Avenue, like the annual Tempe Festival of the Arts, which brings over 350 artists downtown to sell their work.

Colorful gardens and ranch-style homes
The ranch-style houses here were built in the 1940s and ‘50s, typically with one-car paved driveways leading to a carport. Layouts range from 500 to 1,800 square feet, and flood irrigation allows for green lawns with fruit-laden orange trees. Prices typically range from around $400,000 to $650,000, and though homes here don’t come on the market very often, they sell quickly when they do.
Most local houses were built with clay pipes, so John Zook, a Realtor with West USA Realty who’s sold homes in the area for 20 years, recommends getting a sewer scope during the inspection. “Look into the zoning and what the plans are for properties nearby,” he says. “The bulk of the zoning is relatively dense, so it's very possible someone could buy a single-family house, and eventually, there could be a multifamily next door.” Multifamily homes rarely come on the market, though one property with three units sold for around $800,000 in mid-2024. Many homes are available to rent, and there’s a low-rise apartment complex on Farmer Avenue.

The 11-acre Mitchell Park is the neighborhood’s main green space, offering a brightly painted playground where kids can burn off some energy, plus an off-leash dog park and areas for volleyball, soccer and tennis. At the nearby Tempe Town Lake, locals can take a kayak or paddleboard out on the water, or fish for bass and trout. The lake's surrounded by the 25-acre Tempe Beach Park, which has miles of walking paths and a splash pad for kids.
