Most houses have a one- or two-car paved driveway leading to an attached garage or carport, and front yards typically feature desert-friendly plantings and gravel xeriscaping. Homes here rarely come on the market and sell quickly when they do. Prices typically range from around $400,000 to $550,000, depending on renovations. Single-family homes here are also available to rent.According to Katie Walsh, a Realtor with Keller Williams East Valley who’s sold homes here for 19 years, many of the homes have Orangeburg sewer lines, which are prone to collapsing. “This is not covered by homeowners insurance and is considered differed maintenance,” she says. “It can cost up to $10,000 to $15,000 to replace a line.” She recommends buyers here do a sewer scope during the inspection to check the pipes’ condition.
Chorizo and eggs at Harlow’s Café
University Drive has several places to grab a bite to eat. Harlow’s Café has been slinging local favorites like chorizo and eggs since 1980. At Café Lalibela Ethiopian Cuisine, diners can enjoy a hearty meal in the casual dining room or pick up a bag of Ethiopian coffee to go. Perfect Pear Bistro serves sandwiches and salads made from locally sourced ingredients. The school also has over 40 student clubs, including Mock Trial, the Drama Club and the Ultimate Frisbee Club.Arizona State University, less than a mile away, enrolls over 50,000 students who attend classes on campus. The school is also one of Tempe’s biggest employers, with over 20,000 faculty and staff. “You’re close to all the things that ASU offers, whether it’s classes, theater or concerts,” says John Zook, a Realtor with West USA Realty who’s sold homes in the area for 20 years. “Of course, there's football games. You can get to the Sun Devil’s stadium within 10 minutes.”
Water sports on Tempe Town Lake
The 11-acre Mitchell Park is in the neighborhood, providing a place where kids can play soccer or climb on the playground. The park is also known for its off-leash dog park. Tempe Town Lake, less than a mile away, is a popular local hangout on the Salt River. “Tempe Town Lake is the only section of the river where there are recreational sports,” Walsh says. “There are rowing competitions and paddleboarding, and the development along there has great trails where you can run.” The 25-acre Tempe Beach Park provides access to the lake, and it also has open green space and a kids’ splash pad. When it’s too hot to be outside, the AMC Centerpoint 11 movie theater nearby screens the latest blockbusters.Light rail station on Ash Avenue
University Drive and Hardy Drive are the neighborhood’s main roads, offering bike lanes, bus stops and sidewalks to help residents get to downtown Tempe, just over a mile away. The Valley Metro light rail stops along Ash Avenue and Mill Avenue downtown, leading roughly 10 miles to downtown Phoenix. Loop 202 and Interstate 10 are both about 2 miles away.
